2. Negotiate the Price and Terms with the owner

3. The owner will meet with a lawyer to draw up a contract.

4. You meet with the lawyer (no cost to you) to sign the contract.

5. You setup financing with your bank.

6. Your Bank sets up a closing date.

7. We meet at the closing and you own a house.

Why "for sale by owner"? 

1.  In most cases the owner will be willing to negotiate more on the final price than if you use a realtor.  When using a realtor, the seller is responsible for paying a realtor as much as 6% of the selling price.  The bottom line...using a realtor means a higher price to you and less savings.
