About Our Reports

It is important to note that these reports are one important piece of the puzzle when pricing a home. You need to take into consideration the condition of the property, including any major and minor upgrades, renovations of deficiencies as well as market conditions.

All of the pricing reports that are available are based on public record information accessed from the county tax assessor and the county recorder. Although the report coverage is very high, there are areas that do not release the data in a timely manner or that county's information is not being collected. We are periodically adding additional areas so the coverage does change from time to time.

This report is also known as an Automated Valuation Model (AVM) and provides and estimated market value of a property as well as a minimum and maximum range. The 20 nearby sales will also provide sales information indicating property sales that have been recorded at the county courthouse. Detailed property information including, lot size, square footage, last sale date and value as well as tax assessor data will also be included.

This report gives you a unique and meaningful look at the area and data around your property. Median and average sales prices for the area are provided to help in gaging the sales price behavior in the marketplace. Foreclosure activity and Market data summary are provided. The 15 nearby sales will also provide sales information indicating property sales that have been recorded at the county courthouse.
