-Purchaser/Leese pays nonrefundable 3% of sale price-$60,000 up front, $1800.
-This amount is put directly toward the purchase price of the home. When you get financing, we deduct it from sale price. (Purchase price would be $51,320.)
-Monthly rent, $600 is nonrefundable rent.
-At any point during the Lease Option period you get financing to buy the house, you can purchase the home at the agreed price.
-If after a year you still do not have financing we will extend the option one more year with an additional non refundable. 3% down, $1800. If/when purchased, this additional amount will also be deducted from purchase price.
-All lawn care, home improvements, maintenance are performed by tenant.
