Sellers Note: My wife and I built this home in 1996-1997. I acted as general contractor. I have been in construction for over 30 years. Excavating, masonry, framing, heating/cooling and drywall were completed professionally. All other features I completed. The driveway is fairly long with gentle slopes and curves. Drive was excavated and lined with a fiberglass mat and then covered with approximately 800 tons of grey limestone. Very good drive with minor upkeep. Overhead electric and phone lines stop at the edge of the woods then underground to a 32x24 pole building with a 400 amp disconnect and breaker box. Two stage 220 volt air compressor to stay. Electric and phone goes underground to house with 1200 amp + 1100 amp panel, also has direct TV hook up. Foundation is approx 24wide x 8deep with two rows of rebar.12 course block with #9 durawall every 3rd course and every 4 block cell has rebar and filled with concrete. Framing is standard 2x4-16 on center excluding prowl which is 2x6. Exterior has osb with a veneer of solid standard size garden blend brick. 2x10 floor joist, kit, din, and have scissor trusses and main cathedral has 2x12 rafters, all covered with 5/8 OSB with 25 yr owens corning shingles and alum, facia and soffit. Exterior walls are filled with cellulose insulation. Trussed attic area has approx r-40. Cathedral ceiling has 2" of ridged foam with 9" of fiberglass insulation with approx r-40. Greatroom, kit, and dining have pine wainscoting. Doors are 6" panel solid pine stained to match natural cherry. All the trim and wood floors are cherry that was cut from the property then kiln dried and milled. Cabinets throughout are cherry (lots of wood). Kit and all baths have ceramic tile floors. All opening windows and sliding doors are Pella. Inside wood and alum clad exterior.
House sits on a slope facing a 2 ac meadow with a year round creek. Drivable bridge over creek. Very private setting with great views and wildlife of all kind natural to the area. Lots of room for horses or other animals. The approx 20 ac of woods are mature consisting of mainly oak and cherry.
100ft cased well@10 GPM and good water. Septic consist of two 1000 gal tanks and 800ft. of drain lines.
