Lease option allows you to buy a beautiful home with less cash than bank requirements and allow you time to improve credit scores. 

Here’s how it works.

Terms can be one, two or three years depending on your situation. If you need two years to improve your credit rating to qualify for a conventional loan, then a two year term will work for you. 

Rent is flexible depending on your cash reserves.  The higher your lease option consideration, the lower your rent. 

Here are two examples:

$1600 per month rent.

One Year Term:  Rent $1600/month with $8000 Lease Option Consideration (cash)

Two Year Term:  Rent $1600/month with $16,000 Lease Option Consideration.

The Lease Option Consideration amount is substracted from the sale price of the home. For example, you choose a two year term at $1600/month rent.  $16,000 is substracted from the $279,900 to equal $263,900 balance at the end of your term.
