ESCAPE!! Tired of the crowds and the heat? Consider moving to the Olympic Peninsula of Washington. Small town Port Angeles has everything you need plus lots more. Bring your extended family and all the pets to this beautiful piece of NW property. It is a real find with its two residences, a horse lovers dream barn, and 21 rolling acres.

1. The MAIN HOUSE is 1748 sq ft of easy access single level with 2 master suites with 2 full baths. Southern exposure windows with territorial views allow enjoyment of the natural setting. Quality stick-built construction (1998) with an open floor plan, laminate floors and lots of windows makes for cheerful living. The over 600 sq ft of Trex deck is perfect for your hot tub and entertaining. The fenced back yard and special pet quarters in the mud room make this a critter friendly place. The nice wood stove makes use of the abundant supply of firewood from the more than 15 acres of woods. A trail system winds through those 15 acres and allows for nature walks and access to that supply of firewood.

2.The remodel of the SECOND RESIDENCE was just completed in 2008. It has never been lived in. This 900 sq ft cabin is adorable. Quality craftsmanship is evident everywhere: knotty pine ceilings and wainscoting, porcelain tile floor in kitchen and hardwood floors in the bedroom and living room. The bedroom downstairs even has its own small deck for morning coffee. With its dormer and sunny views, the carpeted loft adds bonus living space for crafts or kids. They will love climbing the custom stair-ladder to the loft. The cabin is super insulated with Icynene blown in for the ceiling and tightly installed 6 inch insulation in the walls. Add to that, a wood stove rated for 2000 sq ft and this cabin is a cozy place to hang out or live. Everyone who sees it loves it. We have been asked if it was available for rent. That is a real possibility for the new owner. It would also make a great studio or guest/house for extended family. The houses are close but separated enough for privacy. The cabin's back yard is outlined by a field stone wall with a stone stairway winding up to the old orchard. This is an enchanting place.

3.The 48 X 48 ft BARN is set up for easy care for horse keeping: four 12 X 12 ft matted stalls, 12 X 20 heated tack room, 20 ton hay storage, pull through 12 x 48ft covered parking for your horse trailer and truck. Other horse-care friendly details are a super lit cross-tie area, full stairway to the loft for easy access to feed from above and a year- round gravity-fed stock water supply. Add to this a 12 X 20 insulated shop and this is a horse lovers dream barn. Turn-out areas of the barn are mud free!! Mud stop fabric topped with 5/8 minus gravel makes for easy manure pick up and NO MUD. Two manure bunkers for manure collection keep things neat and accessible for the local gardeners. Winter turn out area for the horses includes a wooded hill that circles around to the year-round mini stream. No problem here for water even in the wintertime. Pasture is off limits in the winter (yes, we do get rain here) but is set up for rotational grazing when grass is lush and green. The horses even have a view of the strait and Mt. Baker from the top of their pasture.

4.This 21 ACRES has everything! Its dead end road location gives it hard to beat privacy while still being only 5 miles off Hwy 101 and 6 miles to town. The county road is well maintained year round and the PUD easement in front of the cabin assures that maintenance is done right to the driveway during all seasons. At 1000 foot elevation we get to enjoy the beauty of seasonal change and a feeling of wildness while being only a short ways from all the comforts of town. The property is zoned RCC5 and therefore is dividable with the right motivation. It is presently designated as Open Space and would have to be changed for division. RCC5 allows for 3 small lots with one larger (70% of the total). This might be tempting to the right buyer since a couple of 1 acre lots at the top of that horse pasture could afford a water and Mt Baker view. The horses dont really care about that, they are not interested in view, just grass.

If you are ready for a life change, consider looking into the Olympic Peninsula and Port Angeles. You will find unparalleled beauty and recreational opportunities. Olympic National Park with over 900,000acres is the backdrop to a big/little town with all the things you need and all the perks that you dream of. The ONP to the South and the salt water to the north make your dreams a reality. Ski in the morning and play tennis or go boating in the afternoon. Enjoy the expanding Olympic Discovery Trail: 40 some miles of multiuse trail built, with construction still ongoing. Endless boating is available right in the harbor or just across the Strait in the San Juan Islands. And of course the foreign country of Victoria, Canada, is just a ferry ride away. This could be the area where you may want to spend your future. And maybe this piece of beautiful northwest property is the home you are looking for. The asking price is nowhere near what it would cost to replace it. The present real estate market makes it remarkably affordable. It will not stay this way forever. There is no more land becoming available and pieces like this are, even now, hard to find. Come take a look and see if this might be your way to "escape" to a new life. Happy Trails.
