Home for Sale by owner in Bald Jesse Farms area. The closing will be performed by Kim Stewart of Lenders Title Company in Yellville @ 870-449-5640. YOU MUST be pre-approved,letter of qualification, and make an appointment to see the property as we live here. 
According to the Marion County Board of Equalization when my property was appraised in 2011 it was assessed for $6,250 more in value. 
The home is at 1195 MC 6025 in Yellville, Arkansas 72687. It is a 3 bedroom with 2 full baths and approximately 2000 sq ft m /l. The main building is on a slab while the addition is on a stem wall. It has been renovated. The flooring is total laminate, no carpet. There has been 12 new doors with casing and base through out the house. There is a new laundry room adjoining the master bedroom. The master bedroom is 19 ft x 15 ft m /l with a double door entry closet. In this room as every regular room, not the baths, there is a ceiling fan with a light kit. In the baths and the laundry there is a vented exhaust with a light. The living room is 20 ft by 15 ft m /l. It looks tight right now because there are two pianos in it. The baths have been updated with new toilets, bases, sinks and faucets. I left the shower / tub enclosures as they were in good condition. The master bath is actually two rooms. The sink and storage area in one room and the toilet and shower in another.

The roof is newly done by Barnes Roofing. They provide a three year labor warranty along with the Gaf Elk companys 30 year warranty. The shingles are Timberline, Hunter Green, high definition architectural shingles.

The kitchen is country looking all the way. It has a two seat bar adjoining the counter area. The other two bedrooms are around 10'10" by 10'10" and 11' by 7'9" m /l. All bedrooms and the living room have closets for storage. Any windows that had obstructed view have had the glass replaced.

The exterior has two porches,both are covered. One at the front door entrance and one at the living room entrance. The yard here is awesome. It is about 7 acres m /l with at least 6 trails for jogging or four wheeling. The front acreage is kept neat while the back is left in typical woods style to provide a natural environment for animals. The pictures attached will help though you can go on to Google Earth, find Ralph, scroll towards the top right to 625 and find the property. If you get bored riding or jogging around in the yard, just pull out of the driveway and you can go as far as you like. For the gun enthusiast you can shoot right on the property as we do. Some times the neighbors get together and target shoot.

There is a barn, shop, unattached which is 30 by 30 on a slab. It has a second floor loft which is about 15 by 30. This provides approximately 1350 sq ft of storage and work space. This is more room than some homes in the area. The shop has a side entrance door and a large powered roll up door which is remote controlled for easy access. It also has electric power and lighting on both floors.

The house is heated and cooled by a central air system that is approximately 5 years old. There is also a good size wood stove in the main kitchen area for heat. This stove produces an enormous amount of warmth. The water comes from a well. The well has good pressure and we drink the water and use it for cooking.
My intentions are to include in the purchase the stove, refrigerator, dishwasher, washer and dryer and some lawn equipment.

The real estate will be sold as is. I purchased it that way. The price for the property is $215,000.00 I have done my research and viewed other property that has sold around here. It might be a good idea to view other property before this.

If you are an outdoors person and have always wanted to live in your own park like setting then there is no better place to live. The Buffalo River National Forest is fifteen minutes down the road. The river is beautiful and canoeing it is an experience you will enjoy over and over.

The White River is also very close. This river starts from the Bull Shoals Lake dam. It provides some of the best Trout fishing in the world.


Bull Shoals Lake is about twenty minutes away. Boat rentals are inexpensive at the boat dock. The lake goes all the way into Missouri where we head for Pontiac, tubing the kids on the way, have lunch, then do the same back.
The North Arkansas Speedway is just ten minutes away where every week in season there is a Friday night race.

Music on the Square is a party every Saturday night during season. This features various local artists playing anything from country, classic rock and jazz music.
The famous Turkey Trot Festival is here also. It is in the fall and is a weekend long party with live entertainment witch includes Elvis impersonators to blue grass music. There are lots of food booths and craft exhibitions.

This area is also an excellent location as you are between Harrison and Mountain Home. It is located about twenty five to thirty minutes to either one. You can go take in a movie, eat out or shop then get out of the city until you feel like going back.
Next is Branson Missouri. You are one hour and fifteen minutes from one of the United States entertainment attractions. Silver Dollar City, music shows galore, the landing and shopping are present throughout this area.

The Branson Airport makes commuting around the country easy and you do not have to put up with the city lifestyle day in and day out.
