We originally built this home to sell, but ended up renting it to a close family member instead. They have since moved on to a new house in a different area, so now we are ready to sell. Being a contractor, this is our number #1 selling plan because it has smart, flowing design. It is a split 3br/2ba/2 car +den ranch. We have built this home over 10 times now and have refined it over the years. What is particularly nice about this house is that it has a split plan, and added room (den), a huge lanai (9x30), a huge master closet, a walk-in laundry room, full front yard culvert (added parking), and a widened garage. The flow and traffic patterns are well thought out and the plan works well with the canal. Although we never built a pool, we wanted to have a plan that would work well should we add one in the future. Then we wanted to make this home stronger than average. We used stronger upgraded concrete in the floors and footings. We used concrete block walls. And finally we upgraded trusses w/ a better grade plywood. We used fully ducted returns for AC system and I have Dur-Rock in all the wet areas. We even put water proof vinyl bead board over the lanai and entry ceilings b/c it would hold up better in the humidity. In terms of the interior finishes and upgrades there are too many to mention in this small description. My wife really did well in this department. The highlights are a full compliment of new appliances in the galley style kitchen, crown molding, upgraded tile (intricate patterns) in the traffic lanes, and plenty of niches. Plus we put in strategically placed doors to minimize sound transfer (along with insulation in all interior walls). Since my cousin has moved out, we have recently painted all the interior walls. We also replaced the master bedroom and living room carpets. And on top of that, we are having the entire house (inside & out) professionally cleaned so it will be in immaculate condition for you to move into. As for the neighborhood, it is fantastic. We have become friends with both neighbors (right & left) and they are the nicest people you could ever find. Both of whom have families and younger children. This house is on the largest canal in North Port (Coco Plum Waterway) and has views from nearly every room in the home. Although the canal does not connect into any larger bodies of water (gulf or Myakka), it does have plenty of wildlife to see and fishing to enjoy. The mall, grocery stores and the down town Port Charlotte shopping district is less than 3 minutes away. . I promise this is a great home that you will happy to see.
