Owner's Perspective  (Purchased in 2006)

Why the owner chose this property:

 

We had basically four things in mind while searching for our house:

1) Location - Location - Location

2) Income potential.

3) Price.

4) Work needed to fix-up/renovate.

We could not come close to affording an "Ocean Front" home, so our mission was to find a house as close to the Ocean as possible on a nice block, with a beautiful beach. Our next concern was how to afford this investment. We originally looked for a 1 family home but found that the income from a one family could not offset the cost nearly as well as a duplex home close to the beach. Our present location provided everything we were looking for.

1) Location: The location is fantastic! Our house is the 3rd house from the beach, located about 100' from the beach entrance, on a dead end street, with no other streets to cross to get to the beach.

2) Income potential: The income reported by the previous owners for 2003, 2004, 2005 averaged $43,425 per year. I knew that I could improve the property, manage it better, and increase the income. Our average income per year over the last 6 years has been over $56K. *Income for 2011  {$60,200}. *NOTE: As of 2/09/2012 we have booked over $46k for the 2012 Season. Close before June 2012 and receive significant cash back at closing.

3) Price: Purchasing a home on LBI does not come cheap, but all things considered, we are able to afford owning a home just steps  from the beautiful Atlantic Ocean.

4) Renovations: Our house when we purchased it was a "Typical Beach House Rental"  It could have been left in it's present state, but I envisioned better things. I set out to transform this "Typical Beach House Rental" into a clean, comfortable, and cozy Vacation Home at the Beach. Thousands of dollars and many hours of planning and labor were invested into transforming our Vacation Home on LBI into it's present condition.

The great thing about owning a duplex vacation home at the beach is not only the income that helps pay the bills, but the fact that you have a gauranteed vacation getaway to vist anytime you want without additional cost or having to make reservations. The off season is great for spending leisure time at the beach. If you desire, a duplex offers you the option of renting one unit and keeping the other unit for yourself. A duplex can also be converted into two condominiums, one condo can be sold if you so desire.

 

 

What the owner loves about this home:

 

There is nothing better than to hear the waves crashing on the beach while breathing in that fresh ocean air. Being only steps from the beach is so convenient, especially when carrying beach blankets, coolers or beach chairs, and when nature calls it's always great to be close to home. The Ocean views from the 2nd floor are great. There is nothing like rolling out the retractable awning on the 2nd floor deck after returning from the beach on a hot day. Watch the sunrise over the ocean, and the sunset over the bay. There is also a shady porch on the ground floor. The rear yard is fenced in for safety and privacy. A ground level deck keeps sand to a minimum and allows for some great sun bathing. An outside shower with hot & cold water is provided for washing the sand off after a long day at the beach.
