Update history:
1. In 1978, the entire inside was renovated. The old Lathe and Plaster walls were removed. The house was completely re-wired with new electrical system, which includes 4 separate electrical panels, and fireplace was put in.
2. In 1989, a new drain field and septic system was installed. The new industrial size septic system covers nearly acre.
3. In 1982, a new well was drilled to a depth of approx. 400 feet, which produces more than 18 gallons a minute of some of the purest artesian drinking water in the valley.
4. In 1984, the old Yakima Dance Hall (Circa 1895) was torn down. The hardwood flooring from the Dance Hall was re-finished and installed in the Living and Dining Rooms of the House. The Kitchen was also completely renovated at this time and the original foundation was leveled and re-enforced with steel support structures.
5. In 2002, Major renovations began:
A. The old roof was completely re-done to include, the wood under layment, and new 30 year “5 tab” roofing was put on, new attic vents & insulation was added.
B. The exterior was stripped down to the studs, removing the old siding and under layment. The exterior walls were insulated; new USB exterior under layment was put on. Then the whole house was wrapped in a plastic type “Vapor-Barrier” before the new exterior lap siding was applied.
C. As the new exterior was being installed, all new thermal modern vinyl windows were installed throughout.
D. The old fireplace wood stove insert was removed and a new Gas insert was put in its place to act as a heating source. The old Oil furnace was removed and new energy efficient “Cadet” electric zonal heating system was also installed throughout to supplement the new Gas heating system.
E. A 1500 sq. Ft. Pole Building shop was erected, complete with its own electric meter/200 amp service, electric forced-air heating system, fully insulated walls/ceiling and a rebar re-enforced concrete floor.
F. The driveway was paved, security gate and fencing was installed.
G. The entire Laundry room floor was removed and replaced.
H. Decks were built on both the East and West sides of the house using “TREX” type decking material and a 7 person Hot Tub complete with 220-power supply was installed.
I. The old front screen porch was closed in and a new entry way/mudroom was added.
J. Two apple trees and one apricot tree produce fruit in the main yard every year
In 2007, the basement re-modeling got underway to include the installation of a free
standing gas stove/fireplace and an additional bathroom has been completed. A new hot-water tank was installed as well as a water filtration/softening system.
In 2009, a central ‘heat pump’ -A/C unit was installed, and in ground irrigation delivery system was installed for the irrigation water. The pasture area was tilled, seeded, rocks removed and leveled off, then the entire acreage was fenced. The entire house was re-carpeted , all attic spaces were insulated to “R-49” ratings, the entire ‘country’ style kitchen was completely updated with oak cabinets, new counter tops and all new “stainless” appliances were put in.
