Thanks for your interest in our West Lake Okoboji condominium located at Lighthouse Point (LHP). I have gathered information regarding LHP condo unit #145 we are selling. I listed all applicable monthly and annual LHP Owners Association fees plus the yearly taxes we've paid on the unit.

 

Unit #145 Information:

- Total square footage = 672 (Two bedroom units at LHP are 815 square feet)

- Unit can sleep up to 6 people

- Approximate monthly LHP Association dues are $113.00 (grounds maintenance including lawn care, snow removal, pool maintenance, marina and dock maintenance, etc.)

- 2012 annual LHP Association assessment dues are approximately $234.00 (City of Wahpeton water & sewer fees, garbage collection and recycling fees, etc.)

- Monthly summer electric utility bills are between $45.00 to $90.00

- Monthly winter electric utility bills are between $16.00 to $26.00 (furnace T-stat set at 50 degrees all appliances off except refrigerator)

- 2011 property taxes paid $1154.00

- State Farm Insurance is approximately $398.00 annually on the unit with building property value of $165,000

 

Condo was purchased in July of 2002, since that time we have updated the unit including the following:

- Complete interior repaint (white)

- New upstairs ceiling fan

The condominium sale does not include a garage, storage unit, LHP marina boat slip or lake boat slip. Boat access to West Lake Okoboji is available via the LHP marina and/or private docks. Marina and lake boat slips may be requested by written request to the LHP Marina Director who supervises the marina and lake access slips. LHP property owners who have marina or lake boat slips pay an annual fee to the LHP Owner's Association. Public boat ramp access is available at the Emerson Bay Camp Grounds.
