Calico Rock is nestled in the heart of The Ozarks (Izard Co.) and is located on the famous White River where beautiful rainbow and brown trout abound. The property is located approx. 1/2 mile from the river and the Bennett Park boat launch ramp. There are other state maintained boat launches in the nearby area.
We are the original owners/occupants of this home and it has been wonderful for us! The property includes four city lots with 240' of highway frontage by 120' deep. There is a driveway directly off Hwy. 56 or the most used, to the rear via gravelede city street. The concrete/asphalt driveway is 18' wide by 60' long and easily accomodates our river boat and two vehicles.
Extras since built: Whole house water softening system located in garage, 18'x40' asphalt extension to existing 18'x18' concrete parking pad at garage. We also had a custom built storage building made and the metal closely matches the gray color of the house; it has two sliding aluminum windows and a 6' wide double door to easily drive your lawn tractor, yard trailer or whatever other items into it. Two natural gas space heaters as backup should power go out; one in LR, the other in the garage. There is also a natural gas hook-up at the rear deck which could be used to heat your hot tub. This is a very warm and cool house with state of the art vinyl double-hung windows that can be rotated in to clean without having to go outside.
Heat is natural gas and very inexpensive, electric is from Entergy, City of Calico Rock provides water, sewer and weekly trash pickup (Thursday). Telephone is provided by Centurylink with hi-speed Internet access available. Cable TV is available with hi-speed Internet. We use satellite TV which has a fantastic HD signal.
There is a storm/storage/fruit-vegetable cellar in the back yard; it dates back to the 1920s when the original house on this property was built. The cellar has a steel door and is totally concrete including the domed roof.
The floor plan is very open; there is a spacious kitchen with custom made maple cabinetry, and an office/computer station area built-in. The kitchen is open to the ample dining area and LR. There is no wasted hall space as the MBR and 2nd BR go directly off the LR. The 2nd BR has it's own full bath with tub/shower combo and an 8' wide sliding door closet. The MBR has a small walk-in closet, double sink area then a toilet/tub-shower area separate behind a closed door. The laundry area is inside between the kitchen and inside entrance to the garage. Garage has electric door opener with a separate side door entrance. The water heater is electric, 40 gallon and enclosed in a small closet in the garage. There is a pull-down attic stair in the garage and an 8'x16' area has been floored in the attic for storage.
The exterior of the house is Hardy Plank and painted for life unless you want to change the color; the Hardy Plank has a wood grain effect and wears very well. There is very little wood trim on the exterior and all that was scraped where needed, primed and painted. The rear deck has been pressure washed and has been treated with a stain oil finish, the rear deck railings have all been repainted during July 2011. In December 2011 we fenced in the immediate back yard using 4' high chain link; there is a 10' wide drive thru gate and a 4' wide walk thru gate. We also added a gate on the rear deck to allow access to the fenced yard without going thru the chain link gates; makes for a very nice enclosure for children or the family pooch.
The kitchen/laundry area has a 12" tile look vinyl floor, while the DR and LR have a Pergo floating floor. Both baths are in 12" tile while the bedrooms are carpeted in a neutral color.
Property size is 240' frontage on Hwy. 56 between Caldwell and Rowden Streets; the depth is 120'. The legal description shows fourseparate lots; the house is on two of the lots while the other two of the same size adjoin and are included in the sale price.
The house is in excellent visible and mechanical condition and is offered furnished, partially furnished or unfurnished.
Calico Rock is unique for a town its size; we have a wonderful hospital with surgical suites and 24 hr. ER. There are two ambulance services located within one mile of our property as well as an emergency helo pad should it be needed. There is a full-service pharmacy just up the street. The schools are excellent, constantly awarded, and our senior girls basketball team was Arkansas State Champs for 2011! Go Pirates!
At its price point and size our house makes an excellent full-time residence and it would also be ideal for those out-of-towners looking to own a piece of the rock for vacation trips, fishing and hunting trips. The Ozark National Forest starts just across the White River, Lake Norfork for swimming, fishing, skiing, diving is just 15 miles north but the beautiful, clear, cold White River just 1/2 mile away with its towering beautiful bluffs is the real attraction; we will miss that!
The asking price was reduced on 1/17/2012 as we are very motivated to sell.
