In order to appreciate the uniqueness of this area, you MUST take a leisurely drive down this scenic section of Brown Road between North Curtice and Cousino. Heres what youll need to consider to see if this is a good fit for you: Lot size is 174 x 450 = Big enough to have elbow room but not so huge that it becomes a maintenance chore.

 

All houses set back 230 from front lot line = Large lot size offers the luxury of staying far away from the road. Plus, you wont be looking into the back of your neighbors house when you look out your front window.

 

Outbuildings must conform to the architecture of the house = Makes sure that the style of house and other structures are in sync.

 

All utilities must be underground = Gets rid of those pesky wires.

 

All garages must be side loading = Youll have plenty of driveway room for this classy look. Its also the perfect location for a basketball court that can be as big as you want.

 

One-story must be at least 2000 sq ft; Two-story must be at least 2200 sq ft = Your property value will not be compromised. Take a look at the other houses in the area. Values range from $210,000 to $350,000.

 

Outside construction must be 65% brick or stone. And, all houses must be of conventional construction = Continuing a theme for consistency and strong property values.

 

No ponds = The size of the lot does not offer the ability for a big enough pond to have enough water flow to keep it fresh (no-one wants a stagnant pond in the neighborhood).

 

Water = This area has proven to have a nice environment for wells. Your neighbors wouldn't be investing in such nice homes without making sure there was a good water source. If the situation should change in the future, city water is just down the street.

 

Sewer = Septic is the way to go in this area. Most homes have utilized their big front yard to place their system to keep it simple.
