Small Farm of 5+acres with House in Gallia County Ohio Our tract of land is situated in Perry Township, 11 miles from Gallipolis and 1 mile from Raccoon Creek County Park on State Route 775. This location is only 6 miles from the new Gallia Academy High School and 12 miles from the University of Rio Grande respectively. General Property Our 2800 sq. ft. home contains 13 rooms: 4 bedrooms, 3 full baths, kitchen, dining room, 2 living rooms (upstairs and down), and 2 other rooms which remain unnamed. Our 36 X 36 barn has been converted into storage as we do not raise livestock or horses. Most of the barn area has a wooden floor with shelves. It has electric and has easy access to water if needed. It is a fairly sound building and could be converted back into a working barn with a little work. House Particulars Our home was built in approximately 1918. We purchased it in 1985 and over the course of 25+ years now, we have remodeled and added to the structure as needed for our family of 6. Our home has hardwood or ceramic tile on 75% of its floors with only 4 rooms upstairs having carpet. It is well insulated, has vinyl siding and good windows and doors. We have never had termites and we have our property professionally treated yearly for pest control. Our home is in a quiet rural setting with good neighbors. General Area We are located 1 mile from Raccoon Creek County Park containing hundreds of acres which include many miles of hiking trails. We are also15 minutes from several other hiking trails in the area including those of the Wayne National Forest. Several beautiful lakes are nearby our home: Timber Ridge (12minutes) and Tycoon (25minutes) as well as Raccoon Creek and the Ohio River, offer water craft fun and fishing. All of these are easily accessible to the public with various boat ramps offered. Raccoon Creek is an excellent venue for canoeing as its distance ranges from 60-100 miles depending on rainfall. More than 80 Amish families live within our general area. There are several Amish furniture shops, produce farmers, general stores, and two bakeries close. Amish buggies travel by our home daily.
