 All exterior stone surfaces have been cleaned.

 

 All exterior walls have been properly insulated.

 

Electrical wiring throughout the home is currently being replaced with #12 wire, to bring it up to code.  3/4 or more completed .  

 

Both chimneys have been rebuilt, including being tucked and pointed.

 

The entire basement has been thoroughly cleaned and painted white to make it a safer, healthier and a more desirable work area during the on going restoration.

 

 At present, the general condition of the home is somewhat livable. The bathroom will be the next major project, and, after that, work in the kitchen area will begin. From there, on to the bedrooms, hall and entries, dining room and living room. After completing items such as woodwork refinishing, plaster repair as needed and new windows in each area, the hardwood floors will be refinished. The wiring, plumbing and heating will be completed simultaneously during work in each individual area.

 

This is a large undertaking and my philosophy is   " Do it right or don't do it at all".   I generally work alone and I have completed a similar project just down the same street that was successful in many ways. With hundred's of photos to document projects like these, from start to finish the end results are very rewarding.

  A couple of question that have come up a lot are -- 1. Who or how do we do the paper work if you are selling the home as owner ??   We can do it through a local realtor or your attorney or my attorney or both .   2. What are the heating cost in the winter ??   I have only heated it one of the two winters that I have owned it  , the winter after all the exterior walls were insulated ,  the highest bill during that winter was $156.00 ( I keep the statements ) ,   that is based on not being there 24-7 but keeping it heated at a very safe temperature .....       ( added July -6th)      1.  Is the basement dry ??   Yes, there are no signs of any water leaking in .  None of the homes in the area have sump pumps , they are not needed ,  the ground conditions are sand and small gravel and the water (rain) just goes away .   2. Are there cracks in the foundation walls ??   No, they are poured walls and about 12" thick .    3. What about the basement windows ,  will they a replaced ??    Yes ,  one the windows on the backside has been replaced as a test .  The windows will be insulated thermopane as that one and the exterior around each window will be trimmed in white aluminum .....  ( added July-20th)    1.Is the fireplace useable for burning wood ??    Yes ..  It has been completely clean and inspected.   The ash pitt at the bottom of the chimney in the basement has been cleaned out ,  probably 95 years of ash were removed,  my plan is to make it a gas log unit,  cleaner and probably safer.....   .  ( added Oct. 2009 ----  Feel free to make a offer on the property , let's see where things go from there.  )..................
