AMENITIES: 2 outdoor pools with bathrooms at pool area, 1 indoor pool with jacuzzi, and 3 tennis courts. The beach is a secluded, naturally kept beach with no crowds or hotels. A great beach for children as the water is very shallow & not very wavy here. You won't have to worry about your kids getting lost in the crowd.

SPECIFICS:  The HOA fee is $342/month, it covers: payroll for Security & the HOA staff, grounds maintenance for landscaping & the 3 pools, hot tub and workout room, common outside electric, our water bill, garbage pickup, basic cable and insect control.  Along with $141/mo for insurance for the outside structures.  All the buildings were just repaired by replacing any damaged wood siding and all the buildings, staircases & railings were painted in May of 2010. The indoor pool building heats the pool by way of solar panels.  The pool, jacuzzi and deck area were all resurfaced in May of 2010. Also, there are 3 tennis courts on property, shuffle board court, and a large community room available for use by owners. The condo is all electric and has averaged to be about $75/mo.  It is being sold completely furnished with a fully equipped kitchen. Taxes for 2011 were $998.  The property is a NO PET community.  We rent short term, by the week for $750 via VRBO.com and HomeAway.com.  Both advertising sites will be transferred to the new owner. It was rented every week from March 2011 - October 2011.  We have it rented from Dec. 1, 2010 - March 31, 2011 by one person.  If you have any other questions regarding the rental details, please ask.

---The hospital is right down the road. There is a Wal-mart a few miles away. Over 100 restaurants on the island providing every kind of food imaginable. Many golf courses to play on the Island & lots of shopping. Make sure you have your binoculars.  It's a great area to do bird watching.
