This house is a cozy cottage (cedar siding) with 2 brms. and 1 bath on the main floor and 1 brm. and 1 bath in the basement. (A single garage with laundry area and a very large storage area also are in the basement.) The driveway extends to the upper level as well as the lower for easy access. A deck/porch extends the length of the house in front and along the kitchen/dining room side (above the garage/basement). The house was constructed with 2 x 6's (the standard is 2 x 4's) for extra strength and increased insulation--for an all-electric home the electricity costs are amazingly low and I have the bills to prove it. Wears Valley, between Townsend and Pigeon Forge, is approx. 9 mi. by 5 mi. and is bordered on two sides by Smoky Mtn. Nat. Park. The two adjacent lots are vacant and already APPROVED FOR SEPTIC; they are ideal for someone looking for property for a relative or friend to build on next door. Alternatively, the two lots are excellent investments because Wears Valley property has appreciated tremendously in value in the past thirty years and is likely to do so in the future. ACTIVITIES/RECREATION: 1) Unlimited hiking in Smoky Mtn. Nat. PRICE: $300,000 for the HOUSE PLUS ADJACENT VACANT LOT (please note that my insurance carrier recently recommended I carry replacement-value insurance for a minimum of $200,000 on the house)); $60,000 for the END VACANT LOT; or the HOUSE PLUS BOTH VACANT LOTS for $350,000.
