I've owned this duplex for 20 years and in that time haven't had more than 4 months of vacancy TOTAL! Has great tenants that want to stay. Rent is $850 per side for a total of $1,700 per month. You could increase your profit by asking the renters to pay for garbage or water (I currently pay).

The mortgage is current and I don't need approval to sell. I've moved and would like to buy closer to my new business.

The above info is for both units combined (to match the assessors info) The units are mirror images of each other. Each side has 2 bedrooms and a big bathroom (approx 10 x 10) with shower over tub which is great for bathing little ones. They have sliding doors from dining area to back yard. We put in new kitchen cabinets and tile countertops about 6-8 years ago. We haven't replaced the carpet/vinyl lately because the renters have been there so long. Each unit has a laundry/storage room and central heat/AC.

 

There is a fence between the units, front & back. The front yard has a sprinkler system. I paid big bucks to get rid of the ugly, overgrown mulberry trees (they were messy!). One backyard is large and the other is huge for a rental. I pay a mow & blow company to take care of the front yard but if you wanted, you could save on expenses there too.

 

It has a double carport and plenty of room in the driveway. They're at the back of the L-shaped court so there's not a lot of cars racing by. Makes it safe.

 

The reason I'm selling is that we put on a new $20,000 roof with a transferable 30 year guarantee, and I need to either refinance the place or sell it. I would also suggust connecting to the sewer because its in the Chico Urban Area Nitrite Compliance Area N1. I think the cost is about $5,000-10,000, but that could be rolled into the new mortgage. No asbestos or lead.

 

If you are a handy person who would like to spruce up the place this would be a great investment.
