CONDO ON MAINE COAST

My condo is located on a coastal bluff in a beautifully protected harbor in Downeast Maine in the small Town of Cutler. I enjoy the most Easterly sunrise view in the United States. There are walking trails along the ocean, recreational and picnic areas, fishing in a stocked trout pond, kayaking from the Homeowners Association beach, and it is just minutes away from the Machias Valley Airport.

My condo is on a quiet cul de sac in a 4-unit building and is ideal for a retired couple as it is on the ground floor and consists of a large living room w/dining area, French doors to the deck, galley kitchen, 2 large bedrooms, laundry room and 1 full bath. Each room has a ceiling fan where in summer the clear ocean air can be circulated throughout the condo. It is completely furnished, all new furniture and appliances, glass top stove and 2 flat panel TV's. Also new computer and printer. There is berber carpet and wood floors. There are all newly installed insulated Thermo windows with lined drapes throughout the unit. Heated by propane. It also has an additional storage room and a detached garage with electric garage door opener and guest parking nearby. It is an end unit with windows on 3 sides. Electric and plumbing has been updated. It has a Cedar shake exterior.

The Homeowners Association ($150.00 monthly fee) takes care of all exterior work including water, sewer, yard maintenance, snow removal, common property taxes, common property insurance, trash pickup in a dumpster. The Homeowners Association also owns a Gazebo and a Pavilion for summer outings and picnics. There are 62 units total of which 44 have been sold.  Currently, there are 44 Homeowners Association members and others will be joining when the remaining 18 units are sold.

There are walking paths on the property and the ocean is one short path from my condo. Other recreational activities include a tennis court, basketball court, softball field, and a fish pond stocked with trout. Much wildlife abounds in the surrounding area and it is a bird lover's paradise. One can also enjoy nearby beaches, picnic areas and state parks. Wildlife on the property.

Many beautiful tourist areas are located within driving distance - only 23 miles to Campobello, NB (the summer residence of Franklin D. Roosevelt) and St. Andrews, New Brunswick can be reached by auto or ferry. In the US, Acadia National Park - both the Schoodic Peninsular and Bar Harbor, Mount Desert Island - are scenic drives away for a short trip.
