Sailboat Country - I've leased this unit for the next year thru Jul12

Bright, cheerful, roomy condo located East of Federal Highway on the Intracoastal.  East of Federal is where you want to reside in Fort Lauderdale. The condo has a great location in NE Fort Lauderdale only one mile to the beach.  Half that as the crow flies.  It’s located next to the exclusive Bay Colony.  Publix, Bank of America, Outback, Bonefish Grill, Friday's, Italian and Sushi restaurants are all in a short walk.  The Ferrari dealership is just down the street. Plus a lot more!

 

Bay Colony Club is a gated community with an active security patrol.  A clubhouse with pool, tennis courts, sauna, and pool table is only one building away.  At the same location is a great workout room with the latest equipment.  Parking is directly in front of the unit with one assigned spot.  However ample guest parking is available for 2nd cars or parties.  Again right out front.

 

The condo fee for 2010 is only $294 per month and includes insurance, basic cable TV, water, security and maintenance.  You get your monies worth.  No hurricane assessments are outstanding. The deep-water marina runs the length of the property. Inexpensive boat slips are available right out your door for $1.50 per foot plus electric.  We even have our own Yacht Club.

 

Bay Colony Club is only two stores high, so this isn't a high rise condo.  My unit is on the second floor via a short flight of 16 stairs.  Better for hurricanes.  The entire unit is on the same level after entering the front door.  I can honestly tell you its very quiet here.  The glossy faux marble tile floors throughout have cork underneath them to deaden sound and it must work.

 

The unit itself has been completely remodeled with new bathrooms, kitchen and tile throughout.  The balcony has been glassed-in with sliding glass doors.  It really brightens up the living room and is a perfect place for plants.  In the winter it all opens up to let in the cool winter temperatures.  Yes, we open windows in the winter.  This adds another 59 square feet to the living room.  It also makes the extra storage room conveniently off the living room.

 

The kitchen has all wood cabinets with under counter lighting.  I’ve added a new Kohler Faucet and a Delta water filtration system.  You never have to buy bottled water again.   There's new stainless steel double door refrigerator, dishwasher, stove and built-in microwave all new in Oct09.  The range is a convection oven.

 

Both bathrooms are updated with no fluorescent lighting.  In fact there's none in the whole house.  The second bath has a large walk-in shower with white tile.  I squeegee the walls, glass door after every use.

 

The master bath has a tub/shower combination, lots of mirrors and storage.

 

The large master bedroom is 18' x 11'4" with a walk-in closet and a bi-fold door closet going into the master bath.

 

No additional window treatments are required for the entire house, unless you want to get fancy.

 

This is a nice place to live where you can enjoy life.  You'll be happy here year round.  Oh, the electric bill is unbelievably low.
