Overview: Otter Creek Mill Farm is a sportsman's paradise, the country farm you've always dreamed about. You'll find 54.3 beautiful acres with abundant wildlife, i.e., deer, wild turkey, pheasants, etc., plus the world-class Otter Creek is stocked yearly and runs through the middle of the land. A picturesque pond is adjacent to the main house. Buildings include a Federal Stone Farmhouse built in 1747, an historic 4-story Stone Mill built in 1776, then rebuilt in 1876 after a fire, the Miller's House, an unusual large Log Barn, a Carriage House for two cars, partially converted to a finished Office, a large Green House, and an apple, pear, peach and cherry Orchard. Total of 14 bedrooms.

Approximately 23 acres are tillable, 27 acres are wooded, and 4 acres are cleared. 2 lots possible for sub-division and future income. A 1.3 million dollar stone bridge and new road were just completed by PENNDOT, improving access through the property. The property's water is spring-fed. Location: The property is off the beaten path in Southeastern Pennsylvania. Although, remote by definition and feeling, it's only 1 hour to Baltimore and/or Harrisburg Airports. It's two hours to Philadelphia or Washington DC. It's three and one half hours to New York City. It's approximately 25 miles to the Maryland border. A one - two mile drive places you at the Susquehanna River for boating, canoeing, and bass fishing. The property, located equidistant from York and Lancaster, sits adjacent to a stocked State Game Forest. This quiet farm is nestled within famed Pennsylvania Dutch farms, with Amish and Mennonite neighbors, providing easy sight-seeing to Gettysburg, York, and Lancaster areas. A private helicopter can land in the cleared pasture near the house.

1747 Federal Stone Farmhouse: The house sits high on a hill with magnificent views from all windows, 4 bedrooms, 3 bathrooms, 4 floors, including a full storage basement with laundry equipment. There's a fireplace in master bedroom. The Den/TV room has landscape window views, white tiled floors and a stone wall. Living room with stone walls has 6' fireplace with bread oven. Outside landscape lighting. Huge country kitchen w/new appliances. A new emergency gas generator is installed. The home is rumored to have originally been deeded to Benjamin Franklin's grandson. Covered front porch overlooks the Creek, Mill and Miller's House. You can sit on the long, front porch and listen to the creek or go down the hill and fish. Historic Grist Mill: The mill, is called the "Centennial Mill" because the original structure, built in 1776, is 4-stories with doors on each level, so equipment could be brought into the higher floors through a pulley system. The building has several windows on each side (with beautiful creek views), because the dust from grinding the wheat would cloud the room. Much old equipment remains from wheat grinding days. Today, the mill contains 4 bedrooms and a full bath. Some bedrooms are air-conditioned. One bedroom has a working wood stove.

The antiquated, Centennial Mill is licensed by the Township as a multi-family conversion, available for rental. The Mill has 6 bedrooms and two full baths, a full kitchen, living room, dining area, and a laundry. All floors have electricity. The rooms have satellite TV and phones. In the old days, The Mill was powered by damming water to direct the flow under the mill. A section of the wood floor lifts to reveal milling equipment and a water still running under the structure. Remnants of the original dam still stand.  To see more about the Mill, use this link for The Centennial Mill's website:     http://www.wix.com/CentennialMill/The-Centennial-Mill

In 1949,the Mill ceased operations. Miller's House: Across the creek, and not visible from the porch of the main house while trees are in bloom, sits the 3 bedroom, 2 full bath, house historically occupied by the miller. This 10-room house, currently rented, is air-conditioned. The country kitchen has wood flooring, dishwasher, etc. The master bathroom has a jacuzzi tub. The home sits adjacent to a private road, called Mill Road.

The Log Barn: This huge, historic barn once held hogs and other farm animals. The barn with electricity and recently renovated, houses a tractor and other equipment. Stalls could easily be built to house animals again.

The Carriage House: Originally a 4-car garage servicing the main house, one half has been converted to a heated office with satellite TV connection, leaving room for two cars and a storage loft. Greenhouse: For the avid gardener, a beautiful greenhouse with stone base sits adjacent to the barn and is visible from the stone farmhouse master bedroom windows.

Greenhouse, with three plant beds, was used to propagate fruit trees for 110-tree orchard of pears, peaches, apples and cherries. The greenhouse, at one time heated by propane, has windows which open and close.

Orchard: Heirloom fruit, (no hybrids) populate the orchard, creating an un-tapped specialty market for this unique find. Old neighbors speak fondly of the pies made from apples, cherries, pears and peaches from this orchard, when it was in full production. A breathtaking display of Spring blossoms!
