This house is located in Josephine, a currently rural area, but with huge growth potential. D.R. Horton has bought a LOT of land and is building furiously here. David Besser is a quality builder and the builder of our home which is a semi-custom home w/ rotunda, and lots of architectural features and designer interior on a premium lot. Energy efficient radiant barrier installed along w/ low-e windows and extra insulation.  Solar screens on sun-exposed east windows and south windows.  There are two heating/air units. Our average utility bill is about $325 in the summer heat (like this year with our record 100+) and $175 in winter. We heat and cool the entire house. Josephine is about 40 minutes from downtown Dallas via I-30 and is also about 40 minutes from Plano (via 78 and 544) or McKinney (via 380).

The bulk of the square footage is on the first floor, including the master bed, two other bedrooms and a large office. The 3096 sq. footage does NOT include the 700 sq. foot garage. Under the stairs is extra storage.  Upstairs could be another bedroom space for your teen or media room, bonus room, office, mother-in-law room, etc. The upstairs room is large and also has a walk-in closet and full bath. Also included is a large eight-man hot tub and storage shed.  There is a heavy duty flagpole in the front which is in cement and included. 

We do not have a for sale sign in front.  We figure serious buyers will find us through other means than driving by. 

The subdivision has a walking path running the length of it in front.  There are stone picnic tables, stone benches, pond w/ fountain (name of subdivision is Fountain View).  There is talk that phase II will have a pool and clubhouse.  Currently there is no homeowners association and no dues, although there may be one in the future.
