The Kildonan Lodge is situated on the west coast of Vancouver Island (49.00 oN and 125.00 oW). The lodge is located on the Uchucklesaht Inlet, a side arm of the Alberni Channel nearbye the Pacific Rim National Park (Broken Group Islands). Access by water only. The building had been originally constructed in the forties as the residence of the manager of the Kildonan Cannery. The lodge has been built on concrete foundations and consists of three floors with two decks. The building is orientated towards south. There are six bedrooms, 4 bathrooms, one lounge, one kitchen and three service rooms. The dwelling space is app. 2500 sqf. The two decks have a floor space of 560 sqf. The furnace works with diesel. Power is generated by a 6 year old pelton wheel. As back up there is a twelve kw diesel generator set. The sewage
treatment plant is 10 years old and meets all the requirements. The building is in good condition, however some work has to be done. There are also a float house and 2 floats for boat moorage. The property has the size of app. 4 acres. The zoning is C6. The natural boundary at the east side of the property is Sweet Water Creek, of which the lodge owns the water rights. It is possible to subdivide the lot. To the Kildonan Lodge also belongs a fore shore lease of the size of 1,19 acres (0,48 ha). Because of the W4 zoning, it can be used fully commercial.
