Age restriction: one owner must be 55 years of age and buyer approval required by association. Association fees are approximately $156 per month. Taxes are about $800 a year. Insurance is about $900 a year (we are in a safe zone). Located on the second floor of a two-story building (built in 1964, no elevator). Building is concrete block and brick, with composition roof. Kitchen and bath floors are relatively new vinyl (by previous owner). Floors were rebuilt with screws and 3/4-in plywood, with new pads and carpet (June 2007). All walls painted with flat or semi-gloss white. New air-conditioning and heating unit (2005). There is a large double bedroom closet and a large divided hall closet (with the water heater). Bathroom has combined tub shower, and a small sink with classic 1964 lights. Cabinets are clean and original; three new shelves with Irish design steel frames above window and doors. Directions: From Route 41 (Tamiami Trail), turn west on Flamingo Blvd, (60th St.), then north on Todd Street after 1 block, then west on Pleasant Road after one block; building is on north side.
