The condo main. fees are aprox. $294./month.  This includes cable tv, pest control, landscaping, lawn maint. & irrigation, pool care, public ins. & a reserve fund.  Our annual taxes are aprox. $1,447.63 but all Florida property taxes are based on the purchase price of the property that you buy not what the previous owner pays. 

On 8/12/09 we decided to lower our asking price for the 3rd time, originally asking $258K.   We will consider selling this furnished but only for our asking price.   

TRADE: If you are trying to downsize from a house into a villa, we are trying to upsize from the villa to a house.  We would consider a trade plus added dollars for the right home in Venice, Florida.
