Lake lots run from 60,000 to 100,000 for any water front depending on the location. Some lots sell for 800,000 in the right place. Remember Location, Location when you buy.
I just spent a lot of money digging the lake out starting in 2006 at the end of a 2 year drought which was the worst in 50 years for Texas and the lake was down only 8 ft then. The depth of the water is only restricted to were the level of the lake was because I dug to 4 or 5 inches of elevation to the edge of the water before it started to rain.
Now to the hard facts: I need to sell to get some of my money back. I am not desperate but could use the money. I have price the lot so anyone could make money when economy turns. I do believe it will sell for 200,000 to 250,000 within 5 years. I plan on building a 3 to 400,000 house next to it if I sell mine. I am a builder and could assist in any and all facets of the building process if you wanted to build at no cost except for just my expenses only. This means I would oversee for nothing. If I do the work just pay me as I would a sub contractor. Automatic 10 to 15% of cost of house.
Financing is flexible just tell me what you can do within reason and we will look at it.
