Firstly, do not pay any attention to the pricing review for this property. It is not based on MLS market value but on the tax evaluation. The upstairs of this house is 7'10" tall so it is not considered taxable living space. That is approximately 1200 SF of living space not included in FSBO's formula for property evaluation. The house was appraised in July of 2009 at $627,000.00. I am asking $594,000. Now, about the property.
First and foremost, the energetic spiritual feel of this house is extraordinary. Each room in the house feels open, positive and free of any negativity. This is a 1939 Cape Cod on a double lot (.98 acres) with approximately
131 feet of road frontage and a depth of 430 feet. It was well designed
and well built. The floor joists in the dining/living room front third
of the house are red oak, 12 inches on center. They don't make them like this anymore folks. The first level of the house
(2121.6 SF) has solid oak wood flooring except for the kitchen and bathrooms.
The second floor (1243.9 SF) has wood flooring for the family room and
beige carpet in the two bedrooms. There are three full bathrooms: two
downstairs (one with tub;one with shower); one remodeled upstairs with
shower. Though the heat for the house is hot air via an oil
furnace, there is a large hidden propane tank which provides heat for
the clothes dryer, kitchen stove and hot water heater which is instant
and on demand.
All of the rooms in the house are graciously proportioned (example:
living room is 17X25) with the exception of the remodeled attic (10X12) which
currently serves as a small office. The house sits on the lot more
towards the front. The lot has a 10 foot tall privacy hedge of Leyland
Cypress parallel to the road. Interior walls are plaster so the house
is very quiet. There is both a side porch overlooking a private
landscaped side lawn and a large (41X12) rear deck overlooking the back
yard which faces south. The garage is detached and can house two vehicles. The rear of the lot is both private and sunny given that
it sits on the top of a gentle hill. The house is 2.5 blocks from 67
acre Beaver Lake where neighbors jog, walk, fish and canoe. Though the house
feels like it is in the country, it is exactly 6 minutes from downtown
via highway 19-23. The grounds around the house have landscaped stones
placed by a master Japanese gardener from Kyoto. There are seven young
fruit trees (cherry, apple, plum and pear) in the backyard plus two
organic garden areas for growing vegetables. There are two hidden
storage areas on either side of the upstairs rear bedroom in addition to the basement which is 2100 SF with concrete/brick walls and concrete floor. I
bought the house for the country feel of the kitchen which has two
nooks. This is a very special property for a very fortunate buyer.
Ideal for a family with kids. This house is in great shape and is being sold "as is".
