The Ranchitos de Santa Fe Estates is not to be confused with raw land a hundred miles from cities or services. This is a planned community of three dozen or so 40 acre parcels and the developer is completely sold out. Phase Two is planned for sometime in the future, but until that time, only resales are available! I own what I believe to be a prime parcel as it is located right inside the gate (pictured) and abuts the newly paved County Road 55 for some 1200 feet. At 189,000 (reduced from $225000), I am priced at lowest end of all the available parcels in the community.

A driveway could be cut into the property anywhere along the lightly traveled county road, making possible paved access right to your door. The rest of the roads within the development are gravel and will remain that way. Underground utilities are already in place right to the property line! My property actually has access to utilities from two sides!

The 40 acres gently slope and are covered with mature juniper and native grasses and wildflowers. Spectacular Sangre de Cristo and Ortiz Mountain views are available anywhere on the parcel. The night lights of Santa Fe twinkle in the distance. Santa Fe County has some of the clearest air in the United States!

The property is perfect for horses, but other livestock is not allowed. Community covenants are not highly restrictive but will protect your investment. For example, mobile homes are not allowed, nor can you use your property as a dump for rusty cars or machinery. When you visit the area, you will find pristine conditions on all parcels. No hunting is allowed anywhere in the development. One house and one guest house or horse barn or workshop are allowed on each 40 acre parcel. Currently the homeowners' association collects $300 per year for road maintenance. Taxes for 2006 were under $700.

Homeowners must install a septic system and have a water well drilled, which is typical for the region. A septic should cost about $5,000 to $7,000 and a neighbor recently drilled a well for $25,000. I WILL GUARANTEE YOU WILL FIND WELL  WATER ON THE PROPERTY OR YOUR MONEY BACK! You are allowed to use one quarter acre-foot of water per year. This is more than enough for the vast majority of households.

Located on Gold Mine Road (CR55) just off the the historic and picturesque Turquoise Trail, Ranchitos de Santa Fe Estates is in an ideal location for easy access to Santa Fe (30 minutes), Albuquerque (50 minutes) and Madrid less than five miles down CR14. Many of your neighbors are ranchers, artists, and nature lovers. The peace and quiet is only interrupted by the occasional call of a coyote or raven. Hiking, fishing, hunting, boating, and camping are all close by, as is the Santa Fe Opera!

 

From I25 in Santa Fe, turn south (toward Madrid) onto the Turquoise Trail (CR14). Follow CR14 for about 30 miles and turn east (left) onto Gold Mine Road (CR55). You will travel about 5 miles to the gate on the north (left) side of the road. My lot is the one to the right of the gate. Feel free to walk the lot. The boundries are clearly marked with tall white pipes.
