Very Large Home/Lot--perfect for family and/or home business

This home has 2 Batchelder fireplaces.  There is one large one in the living room and a small one on the other side of the wall in the sunroom.  Lots of mahogany and oak woodwork.  The wood floors have been refinished and there is no carpet anywhere.  This house has large rooms and sits on a large lot.  Roof is Ludowici tile.  We had new felt put under the tile roof and the tile put back on.  We lined the copper gutters when we had the roof done.  We repaired the copper downspouts, had new drains put in the yard to carry the roof water to the street, and replaced the front porch, keeping the original shape of the porch.

The house has 2,166 sq ft on the first floor, 1,649 sq ft on the 2nd floor, and a full basement.  Total sq ft is well over 5,000 sq ft.  Utility bill history available for comparison to what you pay now.  The difference to much smaller houses may not be as much as you would think.  The full basement seems to help with heat and air comfort and cost.  Heat and air is zoned, also.  I listed 6 bedrooms and 3 bathrooms.  I am counting the bathroom in the basement which has a shower that we have not enclosed.  I am counting the large sleeping porch on the 2nd floor as a bedroom.  You must access it through one of the other 2 bedrooms on that side of the house.  It may not be listed as a bedroom on an appraisal.

We have lived in this home for 15 years.  We bought the house because it is well built and we love the woodwork and other features.  We are not real knowledgeable about historic features of  homes, but someone on the board of directors of the Wichita Historical Museum gave me some information about my house that I could pass along to you if that is something that interests you.

I own several adjoining properties, one of which is a large Victorian with a large lot and a very nice 26' X 46' building.  I own 9 houses and wish to sell up to 7 of them.  My family will need one or two when we move.
