12.23 acres for sale. 2 acres is buildable with 10 acres that would make a great back yard. Most of the land is prarie grass with the balance trees and creek. This property is along the kickapoo creek and the new fema 100 year flood map will include nearly 10 acres of the land, even though there has never been water on the land. Technically all of the land is buildable if restrictions were met, but i was planning to build on the area outside of the new flood zone to avoid the chance of paying flood insurance.
