Our home is located on .32 acres at 408 Fourth Avenue, Custer, Montana, which is 47 miles northeast of Billings, Montana, on Interstate 94. Custer is a small Montana town with approximately 150 residents located in the Yellowstone River valley about 3 miles from the confluence of the Yellowstone River and the Big Horn River. The economy is largely farm and ranch based. Hunting in the area is possible for muleys, whitetails, elk, antelope, turkeys, and upland game birds. Fishing opportunities in the area include largemouth bass, smallmouth bass, catfish, sauger, walleye, crappie, northern pike, and several species of trout. The community has a K-12 school (enrollment approximately 85) which has made Annual Yearly Progress based on the No Child Left Behind Act since the inception of this standard of measure. The school offers a full spectrum of academic classes Vo-Ag classes, as well as many sports, clubs, and band/choir.
The house has metal siding and a metal roof. It is heated by a propane-fueled forced-air furnace in the basement. The main floor and the upstairs are carpeted except for the bathroom. All inside walls on the main floor have been recently painted. The upstairs walls have been recently textured. There are ceiling fans in the living room, master bedroom, guest bedroom, and the kitchen. There are blinds throughout the house. There are also 2 large storage rooms in the attic that could be finished adding considerable living space as well as a 53 sq. ft. walk-in closet. There is a window air conditioner upstairs that will stay with the house. There is a covered porch on the front and an 18 X 24 concrete patio. The yard is fenced and has an 8 X 12 storage shed. The house has its own well for house water and also has water rights ($40 yearly) with the irrigation ditch company for lawn irrigation. The unfinished basement (824 sq. ft.) has lots of storage area.
