Single family home and mini-farm

This is a cape-style, single-family home with a 2-car, 2-story garage on 10.5 acres in rural Vermont. Property includes two sheds, one used in the past to house sheep and another garden/tool shed. Home is located about 6 miles from Lyndon State College and 12 miles (20-minute drive) from Burke Mountain Ski Area.

The house and garage both sit on a concrete slab.  The original wood-framed house windows were replaced with vinyl windows in 2009. The living room has a vaulted ceiling with fan, and the floor is carpeted and has ceramic tile at both ends (at entrance to garage and exit to deck). The wood pellet stove in the living room was installed in 2008; it heats the entire house.  There are two propane heaters as well; one runs without electricity in case of power outage, but neither has been used as primary heat since the winter of 07-08 due to the cost of propane fuel. The bathroom has a jetted tub and tiled surround, newly installed in 2010. The bathroom also includes the washer and dryer with a custom storage wall cabinet installed above them. The den could easily be converted to a 3rd bedroom if desired. The kitchen includes silver-tone/black appliances: refrigerator, dishwasher, and propane range with rangehood microwave. Cabinets could be refinished.

Approximately three acres of the land were cleared for pasturing sheep that were raised on the property for eight years. The field is ideal for snowshoeing, cross-country skiing, ATV riding (also permitted on local roads with state registration of vehicle), snowmobiling, etc. The rest of the property is wooded with some rough trails that could be developed further for more recreation.
