Located 1 mile East of Ohio State Route 45 and 0.3 mile North of Tische Road on the West side. Approximately 9 miles to interstate 90 (Exit 223) in Austinburg, OH and approximately 2.5 miles South of Jefferson Eagleville Road.
Land: There is a total of 36.585 acres of land. There are two adjoining parcels of land, each with their own deeds, which means there are two building sites. The driveway is located on 2509 Forman Road, as is the pole barn and it is 5.480 acres. The water well is located close to Forman Road on 2487 Forman Road and this parcel is 31.105 acres. City water, electricity, and phone are available at Forman Road. Both parcels are to be sold together. A creek runs through the front of both parcels. This front lower section has a number of small meadows. The main part of the property is above the creek zone and is an open gently sloping field to the West. The field is surrounded by trees.

Parcel 2487 is in the CAUV program and it will be the responsibility of the new owners to maintain this relationship or pay the penalties for removing it from the program. Annual taxes for parcel 2487 are $49.74 and for Parcel 2509 the taxes are $362.08 for total annual taxes of $411.82. There are Federal Farm crop supplements of approximately $48/year There are a number of old gas wells in the area and some new wells have been drilled.
Building: In November 2003 a 42x54 steel pole building with 134 eaves was built on the 2509 parcel. The building has an insulated roof, an 8x8 sliding door on the north end, a 16x13 split sliding door and man door on the south end, and has a concrete floor. The building was contracted and built by Cleary Building Corp. (www.clearybuilding.com).The concrete floor was put in by a local contractor. The building is located about half way into the 2509 parcel next to the driveway and as you just break out into the field.
History: My wife spent many months and put on many miles looking for land where we could build a home and facilities to support her passion for horses, mules, riding, and training. Land that is high and dry, has a view, and where you are not looking at your neighbors. Phase I was the purchase of 2487 Forman Road which was a neglected and over grown field with almost impossible to get through creek section. Thorn roses, thorn trees, brush, blown down trees and a terrible mess. We purchased a second Kubota tractor and equipment, along with a DR walk behind bush-hog. After hundreds hours of equipment operation time and hundreds more our manual time we had cleared meadows in the front section, corrected problems caused by a contractor we hired to open up a 50 foot wide run from the field to Forman Road for the driveway and began the process of bringing the field back into hay production by using organic methods. Next we shot elevations and determined the physical path, materials and cost to put in a road that had to cross the creek and this process lead us to Phase II. We purchased 2509 Forman Road and contracted with the former owner to put in the road/driveway. We again cleared the woods of brush and blow downs, cut a trail through the woods to the west side of the property to connect to Rails to Trails and began the process of bringing the new section of field up to par. The driveway is approximately 1130 feet deep, follows close to the south line of the parcel and has a 120 foot diameter circle at the end. It is designed to allow large trucks, equipment, horse/boat/other trailers access without having to backup to drive out. Extra time, materials, cost went into putting in the road. Phase III included the spotting of the possible locations for houses on both parcels, the possible size and location of the barn to house the animals, and the size and location for the indoor riding area. A large bulldozer was leased and the spot for the animals facility, equipment/hay storage barn, and connecting roads was put in place. Lots of rock was brought in for the Cleary Pole barn base and turn-arounds and the barn was built. Hay is now being harvested and two approximately 5 acre sections of the field have been plowed and seeded into a different hay mix.
Rails to Trails: is a state of Ohio project to convert an old Penn Central railroad line into a paved hiking, biking, snowmobile, and equine use facility. It runs form the city of Ashtabula in the north to Warren and beyond to the south. Parts of the trails are under wooded canopies, in the open, and is very scenic. Parking and bathroom facilities are located on various cross roads. We greatly enjoy being able to just ride/walk/snowshoe/cross country ski on the 36+ acres but having direct access to Rails to Trails makes this land just that much more special.
This is a must see special piece of property!
Reason for sale is after 30 years in Ohio we have made a personal choice to relocate back to Vermont where we are originally from and join other family members.
