DevonsHeaven is a horse farm / country estate on rolling grass covered hills in the beautiful Blue Ridge Mountains of Western North Carolina.

 

It is a 26.4 acre property that is nearly all cleared pasture. All but the forested top of the mountain on the property is easily maintained as a well groomed estate by tractor.  The lower portions are all fenced with equine friendly board fence with integrated two strand hot wire to keep the animals from chewing on it. The entire property is fenced.  The pasture is fescue with a good deal of clover which makes wonderful hay.  Approximately 20 domestic blueberry bushes just above the house provide a bumper crop.  A flat area at the base of the upper pasture behind the house is well suited and has been used as a large garden.  Several sites on the property are well positioned for additional building.

 

The large barn is an old tobacco barn that has been converted into an equine barn. It has rock maple on the inside which insulates the stalls while allowing good ventilation. This wood is extremely hard and resists chewing by equines quite well. The barn has a generator ready electrical box that has been inspected and is ready for a generator cable. The barn is plumbed for water and has its own water heater. It has many fans for ventilation in the summer which does wonders to keep the flies down. The fans are mounted in the rafters over the stalls. Coax cable from the house to the barn allows for monitoring with video and sound and the barn has a wired phone connection as well. The stalls have thick rubber mats which are the best for equines. The barn has a new roof which extends over a large outside storage area.

 

The drinking water on the property is provided by a deep mountain well. It is about 450 feet deep through the granite layer and delivers water that has been tested and is very similar to the premium bottled waters.  There is a drinking water spring on the property that is currently closed off from the house water supply.  It was used for drinking water for many years before the drought in the late 90s when it could not produce enough water. It now is quite active again and is drained off into Walker Branch in the front pasture. The spring is plumbed to the pump house and could be tested and turned back on. It produces water that is very similar to the deep mountain well water.  A new inspected septic system has been installed which has a huge drainage field in the front pasture and a grey water field.  The front pasture has been terraformed to drain into Walker Branch while remaining easy to mow.

 

This location offers excellent cell phone service and high speed wireless internet from the Verizon network.  Satellite broadcasts are easily obtained as the Southern sky is clear.

 

The outside of the house features a large wraparound deck with a large front porch and screened in porches on both the lower and upper level in the back of the house. The house siding is new as is the paint on the pump house and fence. The new state of the art windows in this house are energy efficient and user friendly. The roof on the house and matching roof on the pump house are new. The house also has an inspected generator electrical box integrated with the power box for the house.

 

The inside the house has been completely renovated. The hard wood floors have been restored on the first floor and where there was no hard wood floor the highest quality floating laminate has been installed.   The second floor is completely hard wood laminate as well.  The laminate is a 35 year Dupont product that has not scratched even with spaniels on it.  The ceilings and walls have all been restored with new dry wall and paint. The bathrooms on the first and second floor have been completely remodeled with new fixtures and laminate or tile. The shower in the second floor bathroom is a built in place custom shower made with frameless heavy glass and custom fixtures. The bath tub downstairs has a built in whirlpool / heater. The only water that drains into the septic tank is the toilet on the first floor and the shower and toilet on the second floor. All other water drains into the grey water field so that it does not have to go into the septic system. All sinks in the house are new.  The great room features a large stone fireplace with temperature controlled gas logs.

There are three outside doors to the house and all have new custom doors installed. One back door leads to a fenced back yard and the other into an enclosed screened in porch which has a door to the large deck that wraps around to the front porch. There are ceiling fans in every room. The house has been retrofitted with central AC and gas air driven heat.  An oversize air conditioner compressor and air handler are able to keep the house chilly and dehumidified in August.  There is one bedroom on the first floor and two on the second floor.  There is office on the second floor with an attached screened in porch accessible only from inside the house. The house has 2,039 square feet of air conditioned space plus the two screened in porches, a pump room with a second floor offering considerable storage space, a large deck, and a mud room with a built in drain as the entry room from the fenced back yard.

 

We have enjoyed many years of horse and other equine raising on this exceptional property. It is in one of the most beautiful areas of the United States. It is located in a quiet valley with extraordinary mountain sunset views from the porch and deck. The views from the top of the mountain on the property are breathtaking.

 

Our time raising equines and living in the country is at an end but someone will very much enjoy this property. It is ideal for large animals but serves equally well as a country estate that would make any owner proud. There are photographs and a short video tour on this site.
