2008 Obie Award, Cerified EarthCraft, Historic Park overlook

This 12 room EarthCraft certified Home, won 2008 Obie Award - in the category of Residential Renovation exceeding $500,000, and is an alternative to the McMansion. It Overlooks Atlanta's oldest urban park, and is located less than 1.5 miles from the new Transportation Gulch site. After historians reviewed the structure originally built in 1890, this eight gabled structure was  disassembled in phases and restructured in place. It is now an entirely new and original structure. The exterior design was determined by the earlier exterior. The new interior is a timeless unique design that feels like it has always been like it is. This is an ideal setting for contemporary gracious easy living with a nod to antiquity in a very efficient sustainable structure. (Check it out from bottom to top: the new crawl space with, 60 new piers, new joist, new sub flooring, and foam insulation; and new attic rafters and foam insulation.) From these viewings, and plentiful photo's, can confirm structure is actually new.

Each room has received extraordinary attention to its detail. One of the most prominent aspects of the house is the fine wood work.  The home includes many historic elements of the city and regions past. The front foundation screen is made of Old Atlanta street cobblestones.  The Kitchen and Bath Counter tops are made from 30 former Dekalb County High School Chemistry Lab table tops. Many of the Interior features, the doors, the hardware, and several of the plumbing and electrical fixtures and windows are also having a second life here.

Key features of the house include: the Foyer's grand curved staircase; the massive built-in bookcases in the Library; the 12' high Living Room ceiling; the Dining Room with Coffered Ceiling; the Custom made local Black Walnut cabinets, special countertops, and hand made Italian tiles in the Kitchen; the Alabama Cyprus cathedral ceiling in the Eating Room and the TV Room provide the elements of the first floor public space. The Laundry, the chamfered custom Master Bath, the Western Red Cedar Sauna, and the Large Master Bedroom, balance out the private space of the first floor. On the second floor, "in the rafters," a Grand Hall opens onto three bedrooms and a full Bath and Half. There is plentiful storage and closet space throughout the house.   

Energy efficiency is  a primary feature of this home. The Rafters are insulated with Open Cell Foam. The walls have blown-in tight Cellulose. The crawl space is conditioned and sealed. The ground is covered with a specially designed heavy white reinforced vinyl membrane. Exhaust vents throughout the house are on convenient timers. This is an extraordinarily tight home. The very efficient HVAC has an ERV (Energy Recovery Vent) to insure stable humidity and interior air quality throughout the year. The efficiency of the house and its solar exposure makes it ideal for an inverter and solar panels. 

The foundation and footprint of the structure is protected by new French Drains and storm drains that divert water to two concealed well pits in the front and then off site.

The home is Smart Wired for security, stereo, and tech linkages. 

In the yard over thirty select trees establish boundary screening for the terraced yard patio and out buildings in back. There are four (4) off street parking spaces inside the  secured privacy fence.
