ii) We have friends who have been living in condo for the last year now. They are seeking to have the arrangement renewed either for the next year, or perhaps indefinitely. Direct gate access off porch to garden, then sixty paces to trail-head. I understand there is only one other condo in entire PP estate where resident can do this without scaling a railing! Trail accesses the wild open space of the Wasatch Back range mountain terrain, offering unlimited & rather challenging hiking, biking and - come winter - snow shoeing right off the driveway. One may encounter roaming moose several times each year, while just in the last month, black bears have been spotted right on the edge of our neighborhood. A short drive away lie schussing slopes where you really will find the Best Snow On Earth. Four miles to The Canyons, with the adjacent Park City Mountain Resort and Deer Valley - both within the next four miles. For the shopper - a factory outlet complex, which stays open late all year round -  is six mins drive door to door east along Hwy 80. Just two mins south from there is the front gate of Utah Olympic Park - major venue home of the 2002 Winter Games events - a young athletes' paradise, inviting budding competitors to participate in day or camp style training in disciplines of bobsled, luge & skeleton, with year-round ski-jumping (slopes & an amazing set of aerials summer training ramps over a pool). Just six miles away is historic downtown Park City - an artists' mecca, and also focal centre of Sundance Film Festival. An unexpected summer bonus is lots of close proximity opportunities for water skiing and like sports - ripe for cooling off in the heat at any of the half dozen or more unspoiled and substantial freshwater lakes -  one within fifteen mins drive, the rest within forty five, in a variety of  directions. Alternatively, Gorgoza Park, a controlled toboggan sledding facility, is just strolling distance from the porch, via an easy, tranquil grove path that passes by a dog exercise lake, and is suitable even for the little people. So too for the older & more sensible folks - abundant golfing - offered at both ends of the affordability spectrum, and between.

Inside the condo - spotlessly clean and refurbished in 2007-  there is contemporary lighting and saturated color wall paint throughout to match. Fabulous, flawless engineer's quality level attention to detail finish. Master bathroom now has slate tile floor with in-laid programmable schedule heating, to keep footsies nice & warm first thing of a winter's morning; complimenting tiles are found in guest bathroom & in kitchen. Gas cooker, fridge, washer & dryer in excellent, hardly-used-at-all condition. Underground secure parking garage is heated in winter, and a private storage closet of approx 10' x 8' x 10' is adjacent to your alotted car space. Common areas of the complex are a mixture of natural and well maintained landscaping - with HOA fees surprisingly reasonable.
