This is a magnificent 4 bedroom 3 bath 1 1/2 story year round home on 27 acres located in an outdoor sportsmans paradise. This 4 season home is located 40 mi east of Bangor, ME in Township 22. In Maine Unorganized Territories are simply townships that have no organized local government. Governance is provided by the Maine Land Use Regulation Commission in Augusta. Taxes are paid to the State of Maine in lieu of paying local property taxes. The UT's are governed jointly and, because they have little local government and no schools taxes are very low. This home and property is currently assessed by the Maine Revenue Services @ $210,000 for the land and buildings. Taxes last year(2007) were $831. Township 22 is just one of dozens of unorganized territories that make up this part of Maine. Most all of the land in the twps is owned by paper/timber companies and has been in that ownership for more than 100 years. This region is interlaced by 100's of miles of good gravel roads, most accessible by pickup, some by cars, that provide access to any and all parts of the region. There are dozens of lakes, several major rivers and hundreds of streams of varying size. The best part is that all of this is open to the public for ATV/Snowmobiling, hunting, fishing, and 4 season recreation at NO COST! The landowners have generously made this property available for public use for over 100 years! Fish including salmon, togue, trout, pickerel, bass, perch abound in most all the waters. There are boat launces on most lakes and easily accessed by road. This is the premier black bear hunting region in the entire state. The property for sale is regularly visited by moose, black bear, deer, wild turkeys and many other wildlife. Our son took a 900 lb moose last october 15 miles from our dooryard. ITS 81 is part of the major international trail system built for snowmobile and ATV riding. ITS 81 can be accessed directly from this property on your snowmobile/ATV! The International Trail System covers much of the northern United States and Canada. Riding possibilites are almost unlimited! A small store 1 mi away provides necessities and is the center for 100's of snowmobile and ATV riders as well as campers who come to the region to experience the outdoors. This home is located in a region of limited year-round population though there are many who own camps that they come to in the summer. Even so it is only 18 miles to Cherryfield where children go to school and onlyt 41 miles from Bangor International Airport and jet connections to the rest of the world. Remainder of first floor consists of a 10x10 room used as office which could be a bedroom if needed and another full bath w/tub shower and glass slider doors. All plumbing fixtures are new. In addition to the home there is a 24x42 garage capable of holding 4 cars and heated by a forced hot air oil furnace. Fuel tank contains about 200 gals of oil presently. Garage can be heated with wood also if wanted. Garge attic is a huge space reached by outside stairway that can store a large amount of whatever and can be easily accessed at any time. There is a 12 x 50 barn with horse stalls and woodshed that holds about 5 cords of wood. There is a 6x12 accessory building also. House has a wrap around roofed piazza on road side of great value in the summer. Outside of house is covered with dark green trim and good quality cedar shingle siding. All siding is new. Finish work and siding need to be put on 3 roof dormers and piazza needs some finish work around edge of roof. Much of the inside of house is finished. Walls and ceilings are 6" V-matched pine boards with 3 coats gloss polyurethane. Finished floors as seen in photographs are 3/4" solid red oak hardwood flooring with seven coats of high gloss urethane. Some finishing needs to be done to stairs and some finish work and some finished floors upstairs. Home is very livable as is with all comforts. Home is wired for and comes with sattellite dish TV system. Home is also going to be partially furnished. Home used about 600 gals of oil per year plus we used woodstove some. Use more wood and home will use much less oil fuel. One can live very frugally in this home if desired. Home is designed for year round living but can be used as second home if desired. School is located 18 miles away in Cherryfied. Our 2 boys attended school there for 5 years. Cherryfied Elementary was the number 1 ranked elementary school in Maine, based on 8th grade MSEA test results, 2 out of the last 3 years. Bus transportation and cost of schooling are free to homeowners and are paid for by the state. Major work and economic opportunites exist in both Bangor and Ellsworth located within 40 mi on good quality well maintained roads. Commute time is 1 hour or less to both. Cherryfield is 1/2 hour on good road and contains basic necessities (gas, food, hardware store, building supply store etc). Emergency medical service is provided by Cherryfield Ambulance Corps with full time EMT on duty. Eastern Maine Medical Center in Bangor, Me is 40 min by ambulance and is a major trauma center with comprehensive cardiac unit as well as physicians in all major specialities. Home and other buildings are located on one of 3 contiguous lots. The other two lots are approved for single family homes also and could be seperated if desired. This property is on a major aquifier. Home has a 16 ft deep concrete lined surface well. There is an unlimited source of fine water. A garden hose can be left on indefinitely and not pump the well down. We have had vegetable garden as well as flower gardens and there is lots of room to develop more. This property is assessed for taxes at $210,000 for 2008. Our asking price is about 25% below that. We are now residing in New Hampshire and about a 6 hour drive away. Due to employment it is difficult for us to go back and forth thus our decision to sell. This area is experiencing rapidly rising land and home values due to development around the lakes. It is an excellent investment as it will only increase in value. We have put more into this than we are asking but are trying to be reasonable enough in order to sell it this year if we can.
