FORCLOSURE,  WHY NOT!

I can speak from experience on the appeal of the low price of foreclosures.  After finding ourselves in need of a place to live and on a limited budget we jumped on the foreclosure bandwagon.  The hook or the why of the foreclosure is the price.  In order to see the why not you need to jump to the end of the experience.  Foreclosures as you can imagine always enter the market under the worst circumstances and therefore in the worst of condition.  At closing we were excited to have gotten a house substantially under market value.  The day after closing the excitement ends and the savings quickly begin to disappear, $2500 for a damaged pool, $3000 to replace carpet that had been removed for animal damage, $200 dollars for a new garbage disposal so the kitchen sink did not drain on the floor.  The examples can and did continue, 32 holes in just one of the walls that had to be filled before repainting the entire house inside and out, a complete rebuild on the furnace, etc…

We looked at a lot of foreclosed houses and all obviously were left in similar condition.  In the end no money was saved and a lot of labor was required.  The worst part of the story was realizing that the savings was an illusion and that the purchase price we had paid has actually damaged the market value of the house we are now totally invested in, making cost recovery more difficult.
