This Land is the best investment for your money !

This land has a lot to offer.  First of all it's 99 acres and 60% of that is pasture and the rest is wooded and water.  Ballard creek runs thru the middle of this land. Ballard creek has never went dry and is wide in most parts and is deep enough for swimming, it also has a beautiful cliff with small caves which you can see.  There are many beautiful spots to build on, all with wonderful views. There is an acre and a half spring fed pond that is just beautiful. If you like to fish, the creek and pond have lots of fish just waiting to be caught.  The pond area is wonderful place to set around the fire pit and visit with friends and listen to the crickets and the frogs play their heavenly music.  The barn is solid oak that is in need of just a few repairs on the outside but the roof is in good shape also there isa 30 X 50 shop with a gravel floor that's only 4 years old.  There is also a coupe of small sheds.  Back in the 70's this land won "Farm of the Year" in the state of Oklahoma.  It was a working farm with two chicken houses.  Only one chicken house remains which is in the prosess of being torn down.  Now for the house, its is a cute old farm house that we have done some remodeling.  It has a new tile floor in the kitchen, laundry and both bathrooms.  Original hardwood floors in the living room and front bedroom.  We laid carpet in the master bedroom and in the upstairs bed room. The kitchen has a large island, Ash cabinets and a diner style restaurant booth built in. We heat with a wood stove but the home is set up for propane and we cool with window units. The house set in the middle of 4 large trees that provide wonderful shade. Thisa very cozy house.  There is new fence all along the back side of the property.
