The roof is steel, standing ridge construction and is anchored down in conformance with the latest codes. The entire house complies with the new codes instituted after Hurricane Andrew.

 

 The south side porch faces your canal and the main channel intersection. The west side porch and upper story windows allow viewing the Gulf of Mexico. The grass stays green with the help of a sprinkler system. The house is 4432 SF under roof with 2436 SF being air conditioned and heated. The lot is 7304 SF, not including the dock area.

 

The house appears to be a 3 story structure, but is actually a 2 story home built on concrete pillars with prestressed concrete support beams. The ground floor is closed in and is the full size of the house. The area is huge and includes a 2 car garage, workshop, game room, kitchenette and ample storage lockers for boating equipment. .

 

The Master suite is on the first floor and has a very large walkin closet, dual sinks and a spiral shaped shower with dual spray heads. The area over the sinks is mirrored as are the doors to the closet. The great room is open to the ceiling and is separated from the formal dining room by columns. The dining room has a coffered ceiling with chandelier. The guest bathroom is on this floor. The kitchen is equipped with top of the line Amana appliances, including a glass topped range and ice maker in the refrigerator. The kitchen and eating nook have ceramic tiled floors and can be separated from the rest of the house by pocket doors. All south facing windows have tinted glass. The upper floor has two bedrooms, a bonus room and a full bath.. The bath is equipped with a Whirlpool tub. The bonus room overlooks the great room and is a great playroom, study or whatever. It is provided with floor outlets, specifically to light a Christmas tree.

 

The house has a front door video camera There is a dumbwaiter within 10' of the car trunk which lifts food directly into the pantry. There is a 3000 watt standby generator in the garage with outside exhaust, plus a carbon monoxide detector. The hot water heater is a tankless design, you never run out of hot water and only heat it when needed. All of the rooms have ceiling fans. All doors have wheelchair clearances and the doors all have lever handles. An area has been set aside for installation of a elevator.
