Location:

This beautiful home is located on three secluded acres of hardwood forest, with a driveway that accesses Highway 160 in the Ozark foothills of southwest Butler County; only 15 minutes from Poplar Bluff commerce and 20 minutes away from recreation on the beautiful Current River.  Taxes for 2007 were $849.

Structural data:

The 3000 sq. ft. house is all brick with clay colored vinyl/aluminum trim for very low maintenance.

It was built by the only owner to be very energy efficient. It has six inch exterior walls with R-19 insulation and foam R board sheeting that is calked between the seams. The ceilings have 12 inches of blown in fiberglass insulation and there is one-inch extruded Styrofoam under the basement floor and between the basement walls and surrounding soil.

The house is heated and cooled by a Trane high efficiency heat pump. There is also a gas fireplace that can operate during a power outage for backup heat.

The average (YTD) electric bill for this all-electric (except fireplace) home was $106.

Upper level:

The main entrance opens up to a foyer with a natural white marble floor and then into the 18 x 17.5 living room with a vaulted ceiling and the gas fireplace which has a hearth and surround of the same white marble.

The galley style kitchen is 10 x 16 with 21 feet of all-wood oak cabinets topped with natural granite. The adjoining 12 x 12 breakfast nook has a large pantry for extra kitchen storage. A formal dining room connects with the kitchen at the other end.

The master bedroom is 14 x 17 with a 6.5 x 8 walk-in closet. The master bath has a double sink vanity, sunken whirlpool tub, and separate shower. The upper level also has another full bath and a 12 x 12.5 bedroom with a 4 x 6.5 walk-in closet.

Lower level:

The finished walk-out basement has an expansive family room / entertainment area with ample room for a pool table and exercise equipment.

The family room area is wired for surround sound and walks out to a patio that connects with an upper level patio.

There is also a full bath and a bedroom with a 5 x 6 walk-in closet and two other large storage rooms.

There is plenty of room to add an additional bedroom with space to spare!

Outside:

The connected 24 x 24 garage is insulated and has two 8 ft ht. by 10 ft. wide doors with automatic openers to accommodate easy parking with larger trucks and SUVs. It also has a great work bench, large overhead storage shelves, a walk-out door, and an attic fan.
