Half a mile of river frontage on Gasconade river with 49 acres of high quality fine sandy loam bottom land. Annual cash rent from land is approx. $3800, plus potential $1500 for hunting lease. Very low taxes, approx $100/year.

Drive to large gravel bar on river where you can camp, swim and fish. Land is in a private location, the gate is one-half mile off blacktop, reached by driving down a wooded hillside, the property completely invisible from blacktop.

2 large metal outbuildings on property that are in good condition, one with a concrete floor. There is a house site on the hillside overlooking the river bottom. Electricity is on the property. There appears to be an old, shallow well near one of the metal buildings operated by a hand pump, it always produces water which feeds into a concrete trough.

Property is 65 miles from Columbia, 35 miles from Jeff City, 90 miles from St. Louis, all good highway. Excellent hunting and fishing, with good year-round access to property and river, The property is swarming with deer and turkeys, the river is beautiful and full of fish, and perfect for swimming and floating. It becomes blue-green if the rains stop long enough!

It is rare to find property of this size with this much river frontage. This part of the river is about 35 miles upstream from where it enters the Missouri River, it is wide here but with very little boat traffic (it is Quiet!) the land is very picturesque and it the is essentially like a conservation or national forest area, since the bottom is occasional floodplain and no houses are built in this area next to the river. One mile to general store with groceries, hardware, feed, gas and post office 4 miles to Wenwood Winery e

Soil in bottom is extremely good, I have been told it is some of the best in Missouri for growing vegetables, if don't want to plant the usual corn or soybeans

A farmer from Kansas told me that it would be great for watermelons or pumpkins a young organic farmer thought it would be great for tomatoes.
