Seller Health Disclosure...PLEASE READ

*** Seller Disclosure *** This home is located directly adjacent (75 feet) to Lawrence Aviation Industries.  They were recently convicted of illegally storing and dumping thousands of gallons of cancer causing chemicals on the site over a long period of time. The EPA is currently involved in executing a long clean up of the site.  Lawrence Aviation is listed as a "Superfund" and was on a list of "most contaminated sites" in the country.  I would not be able to sleep at night if I did not include this in the listing.  It was not disclosed to me when I purchased the house just two years ago.  This after directly asking neighbors and the realtor.  We didn't find out until we saw the EPA working in full protective gear right behind the house shortly after we moved in.  We have two small children and are moving due to the risks involved with the site.  There are also power lines directly behind the house.  That risk we were willing to take because there is no confirmed link between the power line EMF transmission and any known health risks.  You will also have to deal with frequent ATV's and Dirt Bikes that use the Power Line Lane as their playground.  There is also Sheep Pasture Nursery that is directly next to Lawrence Aviation.  They sell and make lots of Mulch!  You can look forward to the terrible smell from the mulch making that hits the house all spring and summer, it's overwheliming.

***Condition Disclosure***

The house iteself needs lots of work.  We purchased the home as a run down foreclosure from Remax in 2008.  We attempted to renovate and then discovered the Superfund out back.  We also bit off more then we could chew.  The tear down went great.  But the rebuild was never completed.  The house has no kitchen at all.  The pipes, doors or heating system are all in very bad shape and are in need of replacement. The yard needs to be graded and then completely redone.  It is nothing but boulders, sand and high weeds out back right now.  There is no staircase or finish flooring.  The cespool is in need of replacement and backs up.  The driveway need to be replaced.  There is extensive Poisen Ivy in both the front and back yards that will need to be professionally removed. There is a dangerous dead tree on the side that is covered in Ivy that needs to be taken down.  Taxes are $9000!  Please do not knock on the door.  Please contact only by email or phone.  Thank you.
