I realize when looking for a home this information needs to be short and to the point but I encourage you to read on and see what is being done in the neighborhood. Whether you have lived in a subdivision with Protective Covenants and whether you liked them or not the covenants are there to protect your valuable investment which for most is the largest single investment we will ever make. We buy home owners insurance to help us recover our losses from fire, wind, water, theft and protection from liability claims because we have very little or no control over these things but this protection only goes to the property lines. For the most part we have no control of what goes on around us either. The economy and other factors have contributed to the decline in property values and our neighborhoods sure doesn't need any additional help from people who really do not care how their property runs down. In 2005 a small group of people in the Church Road area formed the "Church Road Neighbors" because we saw how some of the neighborhoods in the 4th District were beginning to decline and concerned that if nothing wasn't done it would eventually affect our community as well and we felt that we needed to become more proactive as a group and that's when we begin to work with the Cobb County Community Development department and Cobb County Board of Commissioners and our 4th District Commissioner in particular. Since most older subdivisions do not have the luxury of protective covenants that protect the home owner from the things that we saw causing the decline and blight in some neighborhoods we turned to the County for help with County Codes that address some of the same issues that Protective Covenants address. After we begin to work with Cobb County and looking at the codes that address residential area issues we found that althought they may have worked 30 years ago a number of these codes were out dated or unenforceable today and needed to be updated and written in a way to be enforceable. These homes are classified as "single family" which means single family. The code for the number of people that could occupy a single family home and the number of vehicles was unenforceable because of the way that it was written and because of the way it had to determined, it has been changed. Other codes such as tall grass, parking on non-hardened surfaces and etc. were revised as well. When looking for a home it is hard to tell what will happen after you move into the neighborhood unless a lot of home work is done.
