Our cottage is nestled among mature pine and hemlock trees on a 1+ acre lot with 203' shore frontage on Folsom Pond, Lincoln, Maine 04457.
We built the original cottage 26 x 28 in 2002 and two years later did extensive upgrading to make this a four season home. There are 3 bedrooms, 1 bath, combination living/dining room with galley type kitchen. Our utility room harbors washer/gas dryer, computer & storage. We added a full dormer on the pond side which leads to great views of pond - large windows in each bedroom allows "loon music" to drift in - when raining, the metal roof affords peaceful sleeping. There are 2 small decks on each bedroom, accessed by sliding glass doors. Downstairs we have large windows facing the pond and another slider leading to a 8 x 26' foot deck on pond side. The area consists of approximately 1500 square feet. The interior walls are all tongue and groove knotty pine with natural finish. All apliances throughout remain with house. All utilities and appliances are powered by propane and a remote control generator with solar & battery back up. Hot water is supplied by an on-demand gas heater. Satellite TV (Direct-TV) is installed and on line computer is available via satellite.
The very "Best Rumor" is electricity is coming sooner rather than later.
The Garage is a spacious 32 x 32 foot garage with step metal roof. No snow accumulation on either house or garage, a wide stairway leads to overhead storage with sliding glass door on one end. Downstairs has 3 bay with an insulated 10 x 15 foot workshop complete with wood burning stove and running water.
The pond is approximately three miles long. Folsom connects to another warm water pond named Crooked Pond. One may take small boat/canoe/kayaks over the bank and enter Mattanawcook Lake and ultimately end up in beautiful downtown Lincoln (for lunch). Boat traffic on Folsom & crooked is very light - small outboards are recommended - very placid. Ideal for kayaking, canoeing. White perch and bass are plentiful.
Lincoln is a small, but very friendly town - numerous banks, car dealerships, Walmart, soon to become a Super Walmart in 2008. The town of Lincoln has 14 ponds/lakes and the world famous Penobscot River, it makes for famous bass fishing. Boredom would be the individuals fault. The School system has a very good reputation. Back to the Pond, etc. We have a loose-knit Road Association to maintain our road, strictly voluntary; any amount is appreciated, but $100 per year has been recommened which is very reasonable for grading and repairs.
All lots are 1+ acre on Folsom leading to privacy if wanted. The neighbors all come for the serenity, but are always available if help is needed. Stay close or far - it's your choice. But a "cup of sugar" is available day or night.
Many, many miles of four wheeling and snowmobile trails exist. You may start out the front door -fishing and boating out the back.
We have a 185' drilled well with 5 gallons per minute of good tasting (and tested) water. Our septic system is next to garage as Dear Wife (Mickey) refused to cut trees on pond side.
Our 2007 tax bill ws $1,050.00.
The asking price is $170,000.
It sounds good, so why do you want to sell? Good question - I really don't!
Mickey and I have talked and this amounts to an "Old-age-decision" as neither one of us wants to be dependent on anyone else in the moving period. Now is the time, while able.
