We are not offering any financing and do not wish to offer this house for lease/purchase or to rent this home.
This large home is centrally located in Cleveland. This location is extremely convenient to most everything. Northwood is a great family neighborhood. Although the neighborhood fronts on Keith St., a very busy road, this home is in the back of the neighborhood where traffic is sparse and life is quiet.
The house includes 4 bedrooms, 3 baths, 3 living areas plus an enclosed heated sun porch. There is a large laundry room and a large multi purpose room. The laundry room is spacious and has both gas and electric hookups for the dryer. The large laundry room is on the main level by the garage and the breakfast room. Three of the bedrooms are upstairs with another large bedroom downstairs. There is a formal living room inside the front door complete with a triple window perfect for the Christmas Tree. The dining room is upstairs beside the kitchen and the sun porch.
The kitchen has two self cleaning GE ovens, a 22.4 cu. ft. Frigidaire Gallery refrigerator, a dishwasher, garbage disposal, stainless steel sink with a goose neck faucet and a smooth top range. The area between the counter top and the cabinets has custom installed tile all around. There are two places to access the filtered ultraviolet purified water in the kitchen. One is through the refrigerator/freezer once it's hooked up, and the other is at an additional faucet by the sink.
The original honey oak solid hardwood floors were professionally refinished in 2009.
The den downstairs has a fireplace with an antique oak mantel. Vent free gas logs are installed in the fireplace. The recreation room has a wet bar, French doors out to the pool and a very large storage closet. The large multi purpose room downstairs is wired for tanning beds and the internet. Almost everything in the downstairs bathroom is just over four years old. This bathroom has a super flush toilet. It wouldn't take too much to turn the downstairs into entirely separate living quarters.
Out back there is a 16 x 32 ft. inground pool with massive privacy fences on both sides. One fence has a CGFI circuit with several outlets for outdoor lighting or other electronics. The pool has an automatic ionizer, automatic chlorinator and a vacuum that "swims" around the pool sucking up dirt. There is a water slide and there are two ladders. The pump was replaced in June 2010 and we have replaced parts of the filter as needed.
The back of the yard is open to enjoy the dense woods and total lack of back door neighbors. The woods are very peaceful and soothing. The natural gas grill is by the pool. Next to the patio there is an additional area that is covered and wired for a hot tub. There is a tall privacy fence beside that area. This is a great home for gatherings of family and friends as there is so much room for visiting.
There is an ultraviolet water purification system set up to run to an upstairs refrigerator/freezer water and ice dispenser, a separate faucet by the kitchen sink and a downstairs refrigerator/freezer water and ice dispenser should you choose to have a refrigerator downstairs. In addition to the multi stage filters there is a UV light that kills bacteria in the city water. All of the supply pipes for hot and cold water throughout the house have been replaced with copper or plastic. When replacements in and around the house have been needed, we have made quality updates and improvements.
Computer network wire has been run across the upstairs and into the basement. There are cable connections throughout. There is a second phone line in the downstairs bedroom.
The central HVAC system is about 17 years old. The roof was replaced in Jan 2012 with ridge vents added. The 50 gallon gas water heater is 14 years old. All are in good working order. The thermostat on the HVAC system was replaced in August, 2010. An exterior curcuit was replaced in Sept. of 2011. The licensed technician who did the work gave the entire system a very thorough check up and determined the entire unit, inside and outside, to be in very good condition. He feels this unit should last for years more. His contact information is available upon request. The age of each of these was taken into consideration when pricing the house.
This house is accessible for a wheelchair. There are no steps to the front door and none from the garage into the breakfast room. There are no steps to get into the downstairs of the house from the outside and you can drive down the side driveway to get there. From the back patio of the house downstairs there is an elevation change to the pool but we built a ramp into the hot tub patio to make it easy for someone in a wheelchair or such to join family and friends at the pool.
The neighborhood of Northwood is located on Keith St. in the NW portion of the city. Services available as a city resident include SETHRA the Cleveland Urban Area Transit System. The particularly helpful portion of being close to the city bus route is that an appointment can be made 24 hours ahead of time for the bus to come right to the house on Woodcrest Circle and pick up a person in a wheelchair or scooter and transport them to many places in the city such as a medical appointment. This is especially convenient when it becomes difficult to transport yourself or a friend or family member on your own. For more information go to http://www.sethratransit.org/about/passenger-assistance/
City services include weekly household garbage
pickup and bi monthly trash pickup which
includes yard matter and most anything else
including appliances. Just put it on the curb and
away it goes. When there are many leaves to be
disposed they also can be left on the curb,
without bags, and the city will come by and
vacuum them up in a timely manner.
Our neighborhood is very conveniently located adjacent to Tinsley Park and the Tinsley Park walking trail. Part of the walking trail is currently in the process of becoming a part of the Cleveland Bradley County Greenway. Go to http://www.cbcgreenway.com/about2.html. There is Greenway access immediately adjacent to this neighborhood, Northwood. When the Greenway is complete students from this neighborhood will be able to ride a bike to school Yates Primary, E.L. Ross Elementary and Cleveland High School without crossing or traveling on a city street outside the neighborhood. The Greenway is excellent for walking, biking, walking the dog and doing such things as dining and shopping without ever using surface streets.
Tinsley Park has several tennis courts with lights for night time play. There is a large community swimming pool along with a kiddie pool. The Cleveland Aqua Tigers swim team call this pool home. There are also baseball fields and a multi level handicap accessible playground complete with picnic shelters. There is walking access to the park from the neighborhood at two points.
We have found this neighborhood to be a bit of a hidden jewel. We have a wide variety of neighbors many of whom could afford to live in higher dollar neighborhoods but have stayed here for many years perhaps as they appreciate this neighborhood for what a great place it is to live. We experienced peace and an overwhelming feeling of safety during the many years we lived here.
There is a special perk that only people in this area enjoy. Because of our close proximity to M & M Mars, where it has been said that 80% of the world's M & M's are made, we are occasionally blessed with the absolutely intoxicating aroma of chocolate and the smell of the baking of the cookie in the Twix bars along with the aroma of caramel. What an awesome treat at a total of 0 calories.
We are considering selling because of a job transfer out of the area. We are also considering keeping the house as we are not interested in taking a penny less than $225K. If you, like us, can see the value in the house and the neighborhood and are willing to pay the asking price, feel free to contact us.
The house is currently occupied by members of our family and we return often to visit.
We would have been very happy to stay for a very long time and would be very happy to return.
This has been a great place to live.
The property tax appraisal dated January 1, 2011 is for $214,000.00.
The 2011 property taxes were:
city $797.00, county $959.00.
The house has natural gas heat, a natural gas water heater, natural gas for the clothes dryer (electric is also an available option), a natural gas fireplace and a natural gas grill.
The average natural gas bill - $47/month.
The average electric bill - 2134 kwh - $182.33.
The average water bill -13 units - $32.75.
The average monthly sewer bill - $38.07.
The monthly sanitation bill - $6.95.
These numbers were provided by the respective utility companies.
We had a Terminex policy in place from 1997. We have never had a claim. The house had it's annual inspection in March of 2012 and no problems were found.
This house has an extensive and expensive radon reduction system which was professionally installed. Radon is common in homes in this region of the country. Professionally installed reduction systems are rarely found. http://www.epa.gov/radon/pubs/citguide.html
The house is paid for.
We are only interested in an outright sale.
We are not offering any financing and do not wish to offer this house for lease/purchase or to rent this home.
