Immaculate condition and well maintained. Walk up to the house to a nice deck, the perfect place to drink coffee in the morning. The front door has stain glass. Open the door and step into the living room with the see through wood burning fireplace and the dining room with a view of the wildlife refuge. The kitchen is huge, with a glass top stove and convection oven. All the cabinets through the house are a beautiful hickory wood.

The laundry room has a wall ironing board, sink and counter top with plenty of storage cabinets. Another door beside the laundry room goes to a 2 car garage with an automatic door.

My favorite room is a private TV/computer room hidden behind the kitchen. It is a large tiled room with 6 windows to give you a panoramic view of the incredible variety of birds and activity going on in the wildlife refuge. It has a separate door that goes out to the  back covered deck.

Almost every room has a wall heater/thermostat and a phone connection. The main heat source is the monitor stove, which runs on oil. The oil tank gets filled once per year. There is a stove upstairs and downstairs.

Going back through the living and down the hallway, there is 2 bedrooms with a hall bathroom. It has a bathtub with a shower head. At the end of the hall is the large master bedroom and bathroom. The bedroom has a bay window that overlooks the river and wildlife refuge. The bathroom has a private dressing room and a large walk in shower with 2 seats in it.

Downstairs is a 1500 sf garage workshop with 2 roll up doors. It is finished and completely dry walled. Also downstairs is another room that is 16 x 20 and has TV connection, phone jack, monitor stove, a full bathroom and a separate door that goes out to the backyard.

There is an RV cleanout and electricity. Wiring for a hot tub. There is also an automatic sprinkler system and an alarm system. A slip in the backyard will allow your boat to go from the Wood River Channel to Agency Lake, Klamath Lake and the Williamson River.

The water is delicious artesian well water.
