LOCATION. This property is located in Lumberton, NC near I-95 and close to area beaches. ABOUT LUMBERTON. Lumberton is a beautiful, warm small town of about 25000 and is a great place to have a family, especially raise children. It best can be described as in a Fayetteville Observer article (1/12/2008): Small-Town feeling brings celebrities to Lumberton. As the film publicist was quoted, Lumberton was picked because of its beautiful peach farms. The whole area has a beauty that is very natural and organic. Lumberton is the county seat for Robeson County. Robeson is a mostly rural county and is composed largely of four races: Native Americans (Lumbees), African Americans, Hispanics and Whites. Many have chosen Lumberton for their residence yet are employed in the Fayetteville and Ft Bragg vicinity. Lumberton is a great place to retire. Property is about mile from the outstanding Tanglewood Elementary School and less than one mile from Lumberton High School. THE PROPERTY. The property is in a quite neighborhood just off Roberts Ave (NC 210) yet within short walking distance to shopping, food, and entertainment establishments. I-95 is about mile with easy access. The house is brick veneer and although was built in 1963 it is well-built and well-maintained. It has about 1850 sq ft of heated space. It has a beautiful, four-column front porch and a carport. The front door opens into a foyer (5' x 13'). To the left of the foyer a five foot opening leads to the living, dining areas. The end of the foyer leads to the den. Also, a door opens to an oak stairwell leading to a whole-house attic which includes an additional bath. The living room (18' x 13') and dining room (12' x 12') areas , as the whole house except kitchen area and baths, have beautiful full thickness oak hardwood floors. The dining room has one wall mirrored and a beautiful chandelier that stays with the house. The windows in the living, dining areas have nice drapes (appliqued with birds and flowers) that go with the house, if desired. Adjacent to the dining area are the kitchen (15' x 8'), kitchenette or breakfast area (12' x 7'), and a room with the washer and dryer and storage (9' x 3'). The sink is of heavy steel and enameled. The kitchen has dishwasher, top burners with separate oven, and lots of wooden cabinets. The breakfast nook/kitchenette area has space for a table with 4-6 chairs. The floor is covered in vinyl (again, whole house except kitchen area and baths are solid oak). The washer and dryer can go with the house, as can the refrigerator, if desired. The den (19' x 19') includes a large state-of-the art fire place and has double windows on the backside of the house. One door leads to the kitchen, another to the hallway, and the third is an external door. The walls of the den are of knotty-pine paneling which have been painted an off-white. The hallway (3' x 16') runs from the den past the main bath to the three bedrooms The hallway includes a large closet (2' x 5') and return duct for heat pump/AC. The main bath (10.5' x 6.5') has a tub/shower combination, commode area, closet (2' x 7'), sink and counter (6' x 21) with underneath storage cabinets. A 4' x 3' mirror with side medicine cabinets and fluorescent lighting are over the sink area. The combination tub and shower is tiled to the ceiling. The other areas are tiled to a height of four plus feet. The main bedroom (14' x 13') (end of hall) includes a double-door closet and has a bath (7.5' x 7') off the bedroom. The bath is tiled with bluish-gray tiles and has a shower, but no tub. The tiles in both baths are in excellent condition and the colors are quite appealing. Both have relatively new commodes and the tub has been re-glazed. The other end-bedroom (12' x 14') has two adjacent closets with sliding doors. The two end bedrooms have drapes that will discarded, or can stay with the house. The third, small bedroom (9' x 11') is off the hall across from the main bath. It is fine for a bedroom or would make an ideal office or exercise area. Its window looks onto the front porch. From the foyer an oak stair case leads to a full-house attic. The attic is 12 ft wide and runs the length of the full house (79 ft) including over car port. In addition, the area over the front porch is accessible and floored. This area is wired, lighted and has a gas line. One wall has shelves. A bath with shower, in addition to the two baths downstairs, is located in this attic area. The area is ideal for storage, sleepovers, business activities, etc. The plumbing and electrical have been upgraded and are in excellent condition. Within the past three years a new roof has been installed as has a new heat pump/AC system. All faucets are relatively new. The property has a natural gas line and a security system. The utility bills for 2007 is as follows: $220, 294, 310, 196, 241, 241, 100, 163, 144, 179, 133, 125 (one occupant). In summary, the property is in a nice, convenient location, is in a good neighborhood, is well-maintained, comfortable and will make you a great home.
