Cottonwood has one of the finest major medical centers and hospitals in the state.  Large community River Front Park, and a destination state camping park.  20 minutes east is Camp Verde with one of the largest Indian Gaming Casinos in the state and Fort Verde State Historical Park.  20 minutes West is the historic mining town of Jerome and its quaint shops, 50 miles west is the Original Arizona State Territorial Capital; Prescott.  Farther South on Interstate 17 only 90 miles away is Phoenix the State Capitol and one of the largest cities in the Country.

 

Also located only 15 minutes away is quaint Page Springs, with several up and coming locally grown and vinted wines to choose from.

 

Location, Location, Location...

This house is a great place to raise a family and livestock as we did.  It is now too large for us; we are down sizing and moving closer to our grown children.  We would like to see a young family take it over and raise successful kids too.  The home is located on a quiet street with no through traffic, just off a 4 lane highway "89A".  In 1993 the house was raised above the 100-year flood elevation that Yavapai County established for this location and at that time the home was totally remodeled and we added a master bedroom suite located in the master wing of the home.  The idea was for the kids would have their friends over and use half of the house including the kitchen and the parents could have the other half of the house without the kitchen and not be disturbed.  There is a very large enclosed above ground basement that has hosted several large parties over the years from Weddings to Halloween parties, and hayrides to community BBQ's.

This house is air-conditioned and also has evaporative coolers to save energy, Natural Gas forced air heat and a gas log fireplace in the living room.  There is one 5ft tub and three 5ft fiberglass showers with handicap bars in the showers and around the toilets.  Oak cabinets have been installed throughout the home.  Warm and cozy thick wool carpets throughout most of the home to include all of the bedrooms, a half-circular staircase to the lower level and a handicap accessible staircase to the front door and decks.  Lots of track lighting, and an island in the kitchen with one of the two sinks located on the island.  Built-in oven and grill, trash compactor, pullout shelves and 4 lighting systems including a ceiling fan all in the kitchen.  All bedrooms have mirrored closet doors or a walk-in closet.  The large master bedroom has a large private deck with patio doors to the deck.  There is a large screened porch with swing for those comfortable summer evenings and a work at home office with private entrance.

The property is 2.25+/- acres and river meander land, with over 200ft of Verde River frontage.  The parcel may be split into 2 vacant lots and one lot with the house.  There is a large detached garage/shop, a small horse barn, garden storage shed, and a 300ft deep fresh water well.
