Boy, if I sound desperate it's because I am.  My kids and friends think I'm crazy slicing off $440,000 from my original asking  price.   If not purchased as your full time residence or peaceful vacation/hunting/fishing Shangri la, it would make an incredible investment property.  With a little patience I know it could be sold for a ton more.  Unfortunately, I'm just not in position to wait it out.)

Last Dec. a local couple fell in love with this property but they had to sell their place before they could buy it.  In a too generous mood, I gave them an entire year to sell their's.  That year is up Dec. 18, 2009 and since they have no imminent prospects, I'm putting my property actively on the market again .... with my price reduced even further.....down now to $550,000.

I should mention I am definetely not interested in renting or leasing the property.  If absolutely needed, I may consider carrying up to  100k of the contract but I'd prefer not to do that.

Featuring a modern log home, this very unique and beautiful 59 acre sanctuary is surrounded on 3 sides by hundreds of acres of timberland.   The property also contains multiple out buildings and is located less than 2 miles from the mighty Columbia River and 35 mins. from the Pacific Ocean.

PROPERTY FEATURES: - property consists of a small valley with a large number of mostly mature cedar, hemlock, spruce and alder covering the side hills of the valley. These side hills are also home for the property's structures. Views are afforded of the open meadows on our valley floor which also feature ponds and sloughs. Wide, deep views of Deep River valley and the surrounding steep coastal mountain hills are also prominently viewed out the home's windows. - the hundreds of acres of timber company land that surround the property on three sides of course contain no structures or residents other than the native wildlife, thereby ensuring continued seclusion and privacy. - a 1/2 mile tree lined driveway leads to the home - the closest neighbor is 1/2 mile away. Their house is the only structure that can be seen from the home and a fast growing grove of cedar and spruce trees very soon will entirely block the view of that house. - elk are partial to the grassy meadows of this property and can be seen frequently. They'll even calve here if things are particularly quiet around calving time in June as the timber on the edges of our property and the surrounding timberland gives them the security they desire. - deer, bobcats, coyotes, hawks, eagles, Great Blue herons and many other species of animals and birds are part or full time residents of the property and can be readily seen. - several species of ducks reside on the property's ponds and sloughs in the winter and the same water also harbors beavers, nutria, muskrats, river otters and frogs year round. -blackberries, coastal huckleberries and salmon berries are abundant on the property.

HOUSE FEATURES - large Canadian grown Douglas fir logs (11" to 15" diameter). - 1800 sq. ft. with attached 420 sq. ft. heated log garage - open ceiling great room/kitchen with an adjacent, convenient utility room containing a full "mud" bathroom, very generous pantry shelving with sliding doors and spaces in the room for washer/dryer, freezer, and an extra refrigerator. - large master bathroom with a huge 5'x5 1/2' tiled shower and a jumbo 10 1/2' x 13' master bedroom walk-in closet. - wide open, extended views out all windows with large sliding doors in great room, den and master bedroom. - a 68' long deck running along the back of the house offers total privacy while overlooking the property's valley and the steep timbered covered hills rising behind it. - a 60' long covered porch runs the length of the house's front - fiber running to house provides high speed internet

PROPERTY LOCATION: - closest town is Naselle Wa., about 6 miles away with the Rosburg grocery store only about 4 miles distant. - Deep River flows about 1/2 mile away - 2 miles to the Deep River boat ramp . From there, Deep River runs immediately into the Columbia River and about 15 miles downstream the Columbia enters the Pacific Ocean. - less than 30 minutes to Astoria Oregon (the closest, larger town). - about 35 minutes to the coast (Long Beach/Ilwaco Wa.) - 1 hr. to Longview Wa. and Interstate 5 - 1 hr 45 mins to Portland Or.

OTHER PROPERTY STRUCTURES - a rustic 14x20 cabin with 1/2 bath, a 14x20 loft and a 20x24 attached garage. Heated with a wood cook stove. - a 24x45 two story barn/storage building (new roof in 2007) with attached 20x28 boat storage building. - an 8x8 concrete block, underground pump house/root cellar. The house water is collected from a spring in the hills (with water rights) and gravity fed into two 2500 gal tanks. The pump/pressure tank in the pump house then pumps out of the tanks and provides pressurized water to the house (no water bill). - a 15x15 log woodshed near the home. It's purpose is to hold fire wood that supplies the outdoor wood boiler. This wood burner/boiler pumps it's heated water into the house providing an abundance of heat to the forced air furnace, the hot water heater and a heater in the garage (no heating bill if you choose). If cutting wood isn't your thing, with the flip of a switch the forced air furnace can be switched over to active the propane heating element that is also mounted in the furnace unit(the water heater also has this same capability). Then there is a 3rd heating system available by way of the home's wood burning stove. -a large 16x24 wood cover structure -a small A-frame pump house which contains a pump supplying water to the barn area and garden -a 6x8 garden shed next to a 7' fenced 'raised bed' garden featuring a developed watering system and a very effective sub-terrain drainage system. Right outside the fenced garden is an 8x8 polycarbonate enclosed tomato growing structure. -an enclosed wildlife viewing/duck blind on the water's edge -a covered fish cleaning station with a water hydrant and lighting - a 10x20 canopy for a small RV or a vehicle

PROPERTY ORCHARDS -3 mini orchards on the property contain: 15 apple trees 3 pear trees 7 plumb/prune trees 1 apricot tree 4 cherry trees 2 walnut trees 2 butter nut trees 17 filbert trees 2 chestnut trees

THROW-INS(COMES WITH THE PROPERTY) - 1990 Ford F250 work truck we use for wood hauling on he property and other utility work. - 34 horse power 4x4 tractor with front loader and 3-point hitch.  I use this to mow a small portion of the lower meadow as the mowed areas attract wildlife.
- small 30 horse power track driven bull dozer
- track hoe.  Now that the property has been developed, I don't have much use for the dozer or track hoe anymore.
- equipment trailer to transport the above machinery if needed
- EZGO Sport II utility ATV with dump bed. Purchased new May 2007 for $5700
- 3 point 4' brush hog mower

- 3 point tank sprayer
- wood splitter that connects to the tractors hydraulic system

- one or two chain saws

- self propelled walk behind string mower
- more

NEARBY ACTIVITIES - elk, deer and duck hunting right on the property and in the surrounding timber company owned hills for miles around - salmon fishing in the Columbia River or in the Pacific Ocean. "Buoy 10" fishing in the Columbia River estuary is one of the best known and productive salmon fisheries in the entire Northwest and it's right next door. My wife and I did most of our salmon fishing on the ocean in our 19' boat which we moored in Ilwaco, 40 minutes away. - sturgeon fishing right out of Deep River and just onto the Columbia River (back-door fishing) - Dungeness crabbing out of Ilwaco - 40 minutes away (and other places nearby) - boating on Deep River, the Columbia River or the Pacific. - steelhead and salmon fishing in nearby Naselle, Gray's and Elochoman Rivers (among others) - berry picking and Chanterelle mushroom picking - Myriad tourist activities at nearby Long Beach, Astoria, Seaside etc.

*NOTE: this place was the absolute pinnacle dream for my wife Mary and I. We were so excited over it and worked 15 hard years toward it's development. It was more than worth the effort as we both so much enjoyed living here in the seclusion of the woods and Mary especially loved the wildlife. We felt very fortunate that we were able to spend 8 years full time here after we retired. Mary died in June 2007 and along with her death, the dream died too. That's why it's for sale now ... our little corner of heaven.
